Staff has reviewed your submittal for NEW BELGIUM BREWERY, PACKAGING HALL &
BUCKINGHAM ST PDP & AMENDED ODP - TYPE II, and we offer the following comments:

[1/30/06] The cover amount with the HERCP pipe is still not per standards however it is
acknowledged that the amount will be acceptable given the constraints.
[12121/05] The profile sheet for the Coy Ditch does not show a proposed grade line to see if
this issue was resolved.
[9/13/05] The amount of cover over the crossing in which the realigned ditch ties into is less
than standard. That combined with the structure being corrugated metal raises a general
concern. We would want to see the corrugated metal pipes removed and replaced with twin
elliptical pipes (RCP?) to achieve better cover and provide a pipe type that is to standard.

Buckingham Street across from First Street such that the curb extension is brought further
east (about 10-15 feet) to better address pedestrian crossings on the east side of the
intersection.

[1/30/06] As it was brought up in staff reivew that the design is being further refined to
possibly avoid any potential conflicts, the comment is being carried over for review at time of
final.
[12/28/05] The storm sewer manholes behind the curb along Buckingham Street appear to
be partially in the Buckingham sidewalk; there needs to be a separation from the sidewalk
as prescribed in Figure 16-1 of LCUASS.

(1/30/061 The creation of the temporary detention pond on the south side of Buckingham
Street requires the responsibility of frontage improvements for Buckingham and First Street
abutting the pond per 24-95 of the City Code. This item will need more discussion after
hearing and as discussion continues with the Bohemian Foundation.

[1/30/061 Carried over for reference as unresolved. The creation of an "irrigation easement"
on the plat is problematic as the certificate of dedication has noted that easements shown
are dedicated to the City and the Coy Ditch is mainly a private system.
[12/21/051 Appears to be unresolved. The plat shows an irrigation easement while the
certificate of dedication states easements are conveyed to the City and the irrigation line is
not the City's.
[9/2/05] The plat indicates an "irrigation easement" which appears to be dedicated with the
plat. As the dedication statement dedicates all easements to the City, it appears this ditch
easement should be indicated otherwise. More than likely, an easement will need to be
dedicated to the Coy Ditch Co. by separate document, with the recording information
provided on the plat.

[1130/061 For ease of specifying obligations onto the property set forth in a development
agreement, we'd still prefer creation of a lot line to coincide with the limits of development
line specified on the documents.

- A monument is needed at intervals not to exceed 1400'

-An area is drawn but isn't indicated along Linden Street.
