STATEMENT OF OWNERSHIP, SUBDIVISION, DEDICATION
Know all men by these presents; that the undersigned being owners
of the following described land:
A tract of land located in the Southwest Quarter of Section 29,
Township 7 North, Range 68 West of the 6th Principal Meridian, City
of Fort Collins, County of Lorimer, State of Colorado, being more
particularly described as follows:
Considering the West line of the Southwest Quarter of said Section 29
as bearing, North 00'02'57" West from an Aluminum Cap In a Range
Box at the Southwest comer of said Section 29 to an Aluminum Cap
in a Range Box at the West Quarter comer of said Section 29 and
with all bearings contained herein relative thereto:
Commencing at the Southwest comer of sold Section 29; said corner
also being the POINT OF BEGINNING; thence along said West line
North 00'02'57" West, 569.71 feet; thence, North 89'57'03" East,
893.87 feet; thence, South 00'27'23" West, 577.57 feet to a point
on the South line of said Southwest Quarter; thence along said South
line North 89'32'37" West, 888.81 feet to the Point of Beginning.
The above described tract contains 11.738 acres more or less.
The undersigned have caused the above described land to be surveyed
and subdivided into lots and streets as shown on this plat to be known
as Tower Shoppes P.U.D., subject to all easements, rights -of -way or
restrictions now on record or existing or as indicated on on this plat.
The undersigned does hereby dedicate and convey to and for public
use, forever, the streets and easements as laid out and designated
on this plat; provided, however, that: 1) acceptance by the City of
this dedication of easements does not Impose upon the City a duty
to maintain the easements so dedicated and 2) acceptance by the
City of this dedication of streets does not impose upon the City a
duty to maintain streets so dedicated until such time as the
streets are inspected and accepted by the Director of Engineering.
All maintenance of the above described streets shall be performed
by the undersigned (and his/her successors in interest) until such
time as the City expressly assumes, in writing, the duty of such
maintenance.
