CMNT Anne Aspen Please add a ramp at the northeast corner of the building
(right where you call out''standard 6" curb..") to connect
the walkway (which has ramps all the way out to
Timberline) to the building in an accessible manner.
CMNT Anne Aspen You've called out Variegated Maiden Grass on the ped
bump out on the north side of the building. Maiden Grass
can get up to 7 feet tall and would prevent cars and peas
from being able to see one another. You need to choose
a plant material that grows no higher than 24" to ensure
pedestrianivehicle safety and maintain sight distance
triangles.
CMNT Anne Aspen It looks to me like you need to add street trees to standard
along both Canfield and Timberline. Street trees should
be planted every 30-40 feet. You may opt to clump them
if you need to but the total number of trees should be
equal to what would be needed with one at every 30-40
feet- See Section 3.2.1 (D)12)(a) for more details. The

CMNT Anne Aspen We do not allow paint alone to create a base and top. I
do not know what you mean by "sandblasted/stained" --
sandblasted stucco? I believe you showed stone veneer
in the meeting we had with Bob and RNL What colors
are you proposing for the elevations? Is there any way to
tie into the color scheme and materials of the Fort Collins
High School or Value Plastics? Some brick would be
nice ..

Are the gates accross the entry drive existing or
proposed? They were not shown on the original plans. If
you are removing the fence are you also removing the
gates if they are existing?
If revisions to the utility plans are required by any other
department then Engineering will need to review and sign
off on those changes.

Response: All landscape material, other than street trees, have been
removed.
Comment: It looks to me like you need to add street trees to standard
along both Danf eld and Timberline. Street trees should be planted every

Response: The survey does not accurately represent the existing landscape
along Danfield. (Prior photos were submitted for reference.) The
landscape that currently exists is quite dense and does not allow adequate

space For additional trees. The landscape along Timberline is also
misrepresented, while not as dense as Danfield, trees will have to be field
verified at the time of planting. We have proposed 9 additional trees to be
planted and when added to the survey's plant count that will have satisfy
the City's requirement.

Response: Based on Planning input, we have extended the sandblasting all
along the east elevation as indicated. The north, south and west have
remained as shown. In addition, for cost savings, some of the existing
storefronts will be maintained; these are indicated on the revised
elevations. Final building colors will be selected once sandblasting
begins; however, they will be complementary to neighboring facilities.
Continent: Is the 6 foot chain link fence being installed or removed? Are
the gates across the entry drive existing or proposed? They were not
shown on the original plans. If you are removing the fence are you also

Response: The chain link fence and gates are to be removed.
