elevation of the rear addition require a minimum of 5-foot
wide foundation planting beds along at least 50 % of the
elevation. Please provide. It may work on the rear
addition to combine this foundation bed with a change in
plane for partial fulfillment of the articulation needed on
the blank wall.

There needs to be a connecting walkway between the
street sidewalk and the front door. See Section
3.5.3(B)(1) and the definition of connecting walkway in
Division 5. Given that this is an existing condition and we
need to maintain the drive aisle, we will allow an
enhanced crosswalk. It will need to be raised, integrally
colored and scored. See Section 3.2.2 (F_)(5).

Need to show easement lines on the plans.
May be a problem to locate the Dumpsters within the
drainage easement.
An 80 foot wide drainage easement exists from the
Eastern Property line. The building is shown to be
located 79 feet from the eastern property line. The
building can not extend into the easement.
Need to revise the utility plans to show the proposed
changes.
The minor amendment can not be approved until the
revised utility plans are approved.
Where is the grease trap going to be relocated? It is
currently within the addition area.
The parking aisle on the south side that you are changing,
with 17 foot parking stalls the one sided drive isle needs to
be 22 feet in width (Article 3, pg 36). On the approved
plans this drive isle is shown as a 24 foot isle.

revised utility plans are approved and the easement is
vacated.
The City General notes need to be added to the plan set
(All but a couple are applicable).
Show existing infrastructure as dashed lines. Unable to
tell what is existing and what is proposed on the utility
plans. Need to show the existing infrastructure around
and on the site. Missing information on the West side of
the building, North side of the building and on the East
side of the building.
Need to note that 5 feet of the 80 drainage easement is to
be vacated by separate document. The way that it is
currently labeled on the site and utility plans it appears
that the entire easement is to be vacated.
Where is the water meter pit for this site?
What is the distance that the curb transitions north on the
south side of the building?
We discussed that the dumpster would be okay located
within the drainage easement because the walls would be
less than 6 feet tall and would not require a building
permit. The site plan shows a shed within the dumpsler
area. What is the height of this shed? If it requires a
building permit - it can not be located within the easement
area. Per Gary if the shed is 120 sq feet and/or over 8
feet tall it will require a permit. The shed is definitely
smaller than 120 sq feet so provided it is not over 8 feet
tall it will be okay.
Water/ Wastewater needs to be routed and review the
utility plans if they were not routed on this last review.

addition.
Please document with a letter whether the addition will
cause any increase in the site's impervious area. A
calculation of the added impervious area.. if any, will also
be needed in order to calculate any stormwater fees.
Provide erosion control measures during construction.

Please call out the ponding elevation and the limits of
ponding in the parking for the 100 year storm.
Please provide a signed and stamped copy of the
drainage letter.

100 year storm. Call out 100 year ponding elevation.
Please route mylars for signature once these items are
addressed and the easement vacation in progress has
been processed.

I looked at your calculations for the ponding elevations on the Culvers of Fort Collins site.
It seems that the 75 foot easement would be able to contain the 100 year water eleavtion so, I would be

I dropped off two copies of a drainage letter addressing your concerns about the new detention volumes at
the front desk of your office- The detention pond is adequately sized for the future conditions and the
updated rainfall intensities The 100-YR water surface will be contained in the proposed 75' drainage
easement Please contact me if you have any problems or concerns. If everything looks ok, we would
like your approval to resubmit the revised easement vacation to Sheri.

It looks like the vacated 5 foot will work, provided that you have used
the updated City of Fort Collins rainfall standards to size the volume
of detention needed as the old detention volume was sized usig the old
rainfall standards

I am working on the Vacation of Easement Request for Culvers
Restaurant. We are revising our request to only vacate a 5' portion of
the existing easemen+:. I have attached PDFs of the portion of the
easement to be vacated and the 100 Yr water limit 1 have also attached
the drainage letter for this site. Could you please review the
documents and let me know if this is acceptable. We plan on
resubmitting to Sheri Wamhoff if you have no issues with the easement
vacation
