Utility Plans
• Add the following note on the overall utility plan and show the old/existing curb. Remove
existing curb return, place new curb and gutter at property line. (R)
• Label the 8" cinder block wall as existing. This assumes it is.
• The elevations on the East side of the alley show a new proposed elevation several inches
higher than the existing elevation. How does the raising of this side effect things? Is this in
an area that is adjacent to the building? Existing pavement? How can this be done with out
affecting other things or doing off -site grading and pavement?
May need to provide elevations as necessary to show the x-section can be met and that
existing grades are being tied into. (Repeat)
• What is the grade in the alley that is being tied into on the north/
• Tlie grade break in the alley design is too great. Use a vertical curve or several grade breaks
to meet the design standards.
• Provide a driveway cut detail. (Repeat) As it is being shown modify detail D-16 to reflect
what is being proposed.
Additional comment from Planning: Shingle type is not indicated on the elevations. The shingle
type shalt be High Profile Heavy Dimensional

Site Plan
bTdewalk adjacent to the parking stalls needs to be a min of 6 feet in width per LUC section
J
(C 1(5) as well as the sidewalk on the south side of the property. The sidewalk on the south
side of the property is being shown as a concrete swale on the grading pan. It can be one or the
other _ but not hoth. A Swale section does not meet ADA requirements. nor do we want to have
1people walking down a swale.
'Per the alley standards a garage should have a set back of 8 feet from the alley Row.
Show the alley improvements on the site plan.
Utility Plans
j Piiic plans need to be titled "utility plans for .. " and need to include the current month and year.
-ne engineering compam that prepared the plans name, address and phone number need to be on
Lich sheet.
,^ke changes to the general notes as shown.
- - - - - A copy of the existing plat needs to be included as the second sheet of the utility plan set.
>ew the limits of'patching on the utility plans.
r... ide a detail of how the drainage pan is to tie into the sidewalk on the west side of the
i ` operty and label the sidewalk chase on the east and provide a detail.
Zconcrete Swale on the south side of the propert:✓ is being shown as a sidewalk on the site
. It can not be both.
---.Provide drivewav cut detail D-15 or detail a flared entrance per detail 1 on D-3-b.
1/the drivewav into the garage concrete or asphalt?
' Xe grading plan and allay plan need to be a part of the utility set and numbered as such.
clete note on plans indicating that alley paving is to be per contractors agreement with City.
,Jiic alley paving will he in accordance with the design provided and approved by the city and in
accordance with a City approved Soils Report.
,A soils report is needed for the alley - talk to Rick Richter with Nang in regards to the soil report
requirements.
-------Provide a flowline profile for the alley and a section cut at the intersection of Olive street.
a irc proposed x-section of the allev does not meet either of the alley standards. The standard
•needs to be met. A variance on the x-slope of the alley maybe allowed for a x-slope of less than
2.0`%, if needed to work with existing fixed grades. Suggest detail D-3-b is used.
-- - - -- Provide elevations as necessary to show that the x-section can be met and that existing grades are
tied into.
