General Comments
• The question was raised regarding the name of the project. The projected was routed as
"Edwards House PDP", which appears to duplicate a project with the same name. The
project is noted as "218 West Magnolia Street" on the utility and site plans. For future
reference, the project should be known by the City as "218 West Magnolia Street" aka
(Edwards Residence).
• The letter provided to the City from the neighbor to the west to allow work offsite was
originally not dated. A dated letter has since been provided which appears to be
acknowledged by the property owner to the west and is acceptable.
• A letter of intent for the onsite easement dedication is required prior to a hearing.
• The easement dedication language should be revised as follows (see redline):
➢ Note who is/are the owner(s) in the dedication statement (after "The undersigned
Add "in consideration of Ten Dollars ($10.00) in hand paid, receipt of which is
hereby acknowledged, and other good and valuable consideration" (prior to "do
hereby dedicate...")
i Add "Grantor:" prior to the "By: " sections. Space should be provided
below the Signature of the grantor(s) for printing the name, as well as a line for the
title ("Title: ") of each signature.
The Attorney's Certificate has some minor corrections.

• I have no objection to the submission of mylars, so long as other departments are ready.
• Enclosed is a Development Construction Permit (DCP) application as well as information
needed for the Development Agreement. The DCP application with cost quantities should
only be filled out when it is determined that the project is ready for mylars.
Utility Plan
• General Note 91 should reference the Development Agreement.

Site Plan
• The site plan shows a pathway leading from the sidewalk to the street. This is not shown on
the utility plans. (A ramp is needed for this pathway out to the street.)
• The site plan notes 3 parking spaces in front of the garage on the concrete driveway. Will
this be striped?
Utility Plan
• Provide details lot the driveway and provide sidewalk ramps and a detail of the sidewalk
ramps leading to and from the driveway.
• Off -site grading easements are required from the property to the west. A letter of intent is
needed for the easement prior to going before a hearing.
• Will the porch partially be in the 5' easement on the west edge of the site?
• The iron pipe is not allowed to be used to dayligbt into the street. Please look at other
conveyance systems. such as a concrete channel within the right-of-way.

Sheet 3 of 4: Grading, Drainage, and Utility Service Plan
Please look at regrading the site so that it drains into the alley rather than draining through
a sidewalk chase. The City does not want to maintain the chase.
Asphalt cuts are not allowed to be along a vehicles tire path. Please make sure that the
asphalt cuts are either in the center of the travel lane or along lane line.
You will need to provide either an offsite construction easement or a letterfrom the adjoining
property owner giving permission: to perform any construction on his/her property.

> The access into the site needs to be paved with concrete up to the property line per
standards.
Remove the asphalt prior to constructing the 4 foot sidewalk.
Pave the alley to the east edge of the alley.
Check with the Transportation Planning department regarding sidewalk connections to the
1" National Bank and other surrounding properties.

Provide a detail of the driveway access Modify the detail to reflect the actual conditions.

Utility Plans
• Include a plat with the utility plans, even if for reference only.
• Site plan shows sidewalk along alley, be consistant.
• Site plan shows landscaped islands extending into alley ROW, be consistant.
• The alley must be improved along the frontage of the property.
• Parking lot shape is inconsistant with site plan.
• Proposed grade lines and detention pond boundaries must be shown.
• The telephone and power poles at the parking lot entrance must be relocated.
• The back porch design is inconsistant with that shown on the site plan.
39 Site plan shows window wells on North and East side of the building.

• Coordinate vault location with Light and Power.
• Drive aisle must be 24' minimum.
• Stall width must be 9' minimum.
• The alley to the East of the property is public ROW. If you would like the City to
