RE: Variance Request for 208 and 212 Peterson Street Replat
Stewart and Associates, on behalf of the Developer for the 208 and 212 Peterson Street Replat project,
has submitted a variance request to the City of Fort Collins design standards. The variance is for the
alley to the east of Peterson Street, south of Oak Street and north of Olive Street, and it is in relation to
a cross slope in excess of four percent.
Typically, the City requires street cross slopes to fall between 2-4%. The engineer is proposing an
approximately 60' length of alley with an inverted crown center and cross slopes of 4.17% in order to
carry the 100 year storm water runoff in the alley. The engineer believes this variance can be supported
because of the very small increase in the slope.
It is my opinion that this variance can be supported based on the fact that the increase in slope is
minimal and that the depth is needed to carry the 100-year flow.

Dear Dave,
The following is our request for a variance for the standard of maximum allowable cross slope
of a concrete alley being 4.00%.
In the alley on the East side of Lots 7 and 8, Block 152, City of Fort Collins, the cross slope
is 4 13% in the 16 foot wide section of concrete. The depth of the inverted alley is 4 inches in order
to carry the 100 year storm water runoff in the alley.
The very small increase in slope should justify the variance.
