• Offsite easements or a letter of intent for the easements must be received prior to a Final
hearing for this project.
Plat
• The Plat Language has been revised. Please note the sections on the plans to be removed and
the following additional paragraph to be added at the end of the repair guarantee:
'fire obligations of the undersigned pursuant to the "maintenance guarantee" and "repair guarantee"
provisions set forth above may not be assigned or transferred to any other person or entity unless the
warranted improvements are completed by, and a letter of acceptance of the warranted improvements is
received from the City by, such other person or entity.
• Show the offsite easements to be provided on the plat with reception numbers.
Utility Plans
• Where will the infall and outfall curb and gutter types be used? Please provide the
information on the plan set showing the locations where each type is used.
• Specify on the plans whether (and where) the metal sidewalk culverts will be used in
conjunction with vertical and/or driveover curb and gutter.
• The metal sidewalk culvert detail (D-11) appears to give an incorrect dimension.
• Add Additions to Existing Sidewalks detail (D-20.)
Landscape Plan
• Please show drainage pan locations on the plan.

• The emergency access easement throughout the internal roadway network does not need to
encompass the parking and median islands. The easement should be expanded however, to
include the drive aisle that loops around at the northwest part of the site. In order to maintain
!coal access within the area, this portion should still be noted as a utility, drainage and access
easement (which would make the entire emergency access easement area a utilihy, drainage,
landscape, access c& emergency access easement.)
• Replace all occm-renccs of "Director of Engineering" with `'City Engineer".
Utility Plans
• Please include details in the utility plans with the final submittal.
• Replace all occurrences of Director of Engineering" with "City Engineer".

Plat
• The 9-foot utility easement along Timber Creek Drive does not have to maintain the 9-foot
width where the access road meets the street and may continue reduced as a straight line
across.
• Easements shaE not be located under permanent structures.
• The Plat needs to show an emergency access easement throughout the internal roadway
network.
• The City has adopted new plat language. The plat should be revised accordingly.
• Access easements are required for all sidewalk or pedestrian/ bicycle paths that cross Tracts A
& D.
Utility Plans
• The median island at the entrance to this site is not allowed to be within our right-of-way.
The island should be relocated north or vacate the area in conflict.
Site and landscape plans show a concrete walk on the west edge of the development
connecting to the existing sidewalk along Timberline Road but is absent from the Utility
Plans. Appropriate revisions should be made.

"LANDSCAPE
• The entrance to this site within our right-of-way should be concrete improvements. A New
Driveway Approach Detail for this driveway will be required. Additional details for this
development will be required and noted upon receiving final plans.
• The proposed bicycle/pedestrian path connecting to the hospital site to the north appears to
be in conflict with the drainage facilities for the hospital. Relocation of the connection
eastward may be necessary. To better address this, the proposed grading for the hospital
should be shown on the utility plan rather than existing conditions.
