The 'light' and "heavy" duty sections can remain if intended for on -site use and "outside of public right-of-way" is added to both sections. If the barricades are proposed outside of the property, easement or right-of-way needs to be ensured. Having said that, the proposed street work design on College looks good thus far. The plat can separate these areas into two distinct lots, which would then show the western lot as undeveloped/future development. (If the entire area were to remain one lot, the entire site would have to be brought up to standards, including construction of Alpine Street improvements. This letter of intent is required prior to the scheduling of a public hearing for the project. In addition, the property will need to dedicate half of the collector ` width (66') for the continuation of Alpine Street adjacent to the entire property frontage, in accordance with the long term plan specified in the North College Access Control Plan. Vacation of any City right-of-way requires an act by City Council. Assuming this is right-of-way, the applicant may want to consider initiating a formal request to have the right-of-way vacated.
