Re: Sunstone Mixed -Use Development Variance Request
Dear Cam,
The purpose of this letter is to request a variance for a private drive entrance for the Sunstone
Mixed -Use development. Our initial submittal for the development showed a through street,
Stonegate Drive, which would have bisected the development, connecting Timberline Road to
Stoney Creek Drive. After review by the City planning staff, it was decided that this should not
be a through street, but should only connect to Timberline Road. This revised entrance can be
designated as either a private street or a private drive.
The developer wishes that this entrance be designated as a private drive. The minimum
standard for a private drive, as identified in the City code, would indicate that the entrance
should be constructed as a driveway cut. Because this driveway entrance will be the primary
entrance to six commercial building pads and will involve delivery truck traffic, we believe that a
standard driveway cut would provide a more difficult transition for traffic turning from and onto
Timberline Road. We respectfully request a variance to allow the construction of curb returns
from Timberline Road to the proposed private drive.
