1. Refer to Utility Plan for location of utilities and drainage facilities.
2. Developer shall ensure that the Landscape Plan is coordinated with the plans done by other consultants so that the
proposed grading, storm drainage, or other construction does not conflict nor preclude installation and maintenance
of landscape elements.
3. Sidewalks and ramps shall be constructed in compliance with the Americans With Disabilities Act. Handicap
accessible routes shall slope no more than 1:20 in direction of travel and no more than 1:48 cross slope.
4. Building -mounted and pole -mounted light fixtures shall feature sharp cut-off, down- directional luminaries.

proposed grading, storm drainage, or other construction does not conflict nor preclude installation and maintenance

available to the general public.
7. Parking Structure access onto Robertson Street shall be restricted for emergency access only and not open on a
regular daily basis.

PLANT NOTES
1 . Landscape materials shall be in accordance with AAN specifications for Number One Grade.
2. Turf areas shall be irrigated with an automatic pop-up irrigation system. Shrub beds and trees to be irrigated with an automatic drip irrigation system.
3. Trees to be balled and budapped, unless otherwise noted.
4. Shrub beds shall be mulched with a 4" layer of shredded redwood mulch over non woven polypropylene weed barrier such as Typar or Mimfi.
5. Irrigated turf shall be seeded or sodded with the Bluegrass turf
6. Landscaping must be installed or secured with an irrevocable letter of credit, Performance Bond, or escrow account for 125% of the valuation of the
materials and labor prior to issuance of a Certificate of Occupancy.
7. Landscaping shall be installed and maintained by the property owner, including trees and groundcover within the R.O.W.
8. Parking shall be screened from public streets by plants, fencing, and/or berming.
9. Soil in landscape areas shall be amended with 3 cy/1,000 sf well composted manure.
10. The following separations shall be provided between trees/shrubs and utilities:
- 40 feet between canopy trees and street lights
- 15 feet between ornamental trees and streetlights
- 10 feet between trees and public water and sanitary and storm sewer lines
- 4 feet between shrubs and public water and sanitary and storm sewer lines
- 4 feet between trees and gas lines
11. Field locate utilities prior to planting.
12. To the maximum extent feasible, topsoil that is removed during construction activity shall be conserved for later use on areas requireing revegetation
and landscaping.
13. Where necessary, existing trees shall be pruned to City Forester medium prune standards.
14_ The top 6 inches of topsoil will be stripped and stored on site. The soil will then be placed in the planting areas.
15. The soil in all landscape areas, including parkways and medians, shall be thoughly loosened to a depth of not less than eight (8) inches and soil
amendment shall be thoroughly incorporated into the soil of all landscape areas to a depth of at least six (6) inches by tilling, discing or other suitable
method, at a rate of at least three (3) cubic yards of soil amendment per one thousand (1,000) square feet of landscape area.
16. A free permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned or removed on the public
right-of-way. This includes zones between the sidewalk and curb, median and other city property. This permit shall approve the location and species to
be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy.
17. The developer shall contact the City forester to inspect all street tree plantings at the completion of each phase of the development. All trees need to
have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase. Failure to obtain
approval by the City Forester for the street trees in a phase shall result in a hold on certificate of occupancy for future phases of the development.
