That way, the plat can be checked one last time before final signatures are obtained and last minute comments from Mapping and Surveying on the mylar copy can be avoided. Sheet 2/11 • Add C.O. to the legend (subdrain cleanout) Sheet 3/11 • Reference detail sheet for subdrain clean -out • Please provide a copy of the hydrologic study/subdrain design for the Engineering Department to put in the file for the 2nd Filing. Sheet 4/11 • Show inlets on the flowline profiles. Sheet 5/11 This may have been addressed since the last round of review via phone calls, but, as noted on the previous set of redlines, the minimum cul-de-sac radius required is 35 feet from center to flowline. The curve data table shows 31 feet. Please increase the radius to 35 feet or provide proof that there has been a variance granted for some reason. I can't think of any reason a variance would have been, or will be granted, since a 40 foot radius is required for fire access - 35 feet is allowed with rollover curb and gutter since the trucks can drive up over the sidewalk. Sheet 6/11 • Show the sidewalk culvert in the cul-de-sac • Again, the cul-de-sac radius is not 35 feet to flowline. However, since 35 feet is the minimum. and the larger cul-de-sac radius does not create any problems, a 41 foot radius is o.k. Why is the radius more than the 35' required ? • Maintain a 2.00% cross -slope in cul-de-sac bulbs City of Fort Collins CurrentPLanninu PROJECT COMMENT SHEET DATE: 24 April 1995 DEPARTMENT:';r: PROJECT: 16-89H STETSON CREEK PUD, Flg 2 - Final PLANNER: Ted Shepard All comments must be received by: Friday, 5 May 1995 o Problems Problems or Concerns (see below) Site Plan • Show City (limits on vicinity map • Show boundary meets and bounds • Show tract A and describe its use • Show topo contours • Does privacy fence apply to north boundary? • Indicate ramps Plat • To establish basis of bearings, you must find two Public lands survey monumeni:s - you indicate only one was found and you assumed a bearing.
