RE: Southglen Subdivision, 1st Filing
To Whom It May Concern:
It is standard policy for the City of Fort Collins to accept for perpetual
maintenance those public right-of-way constructions which have been approved by
the City and which have passed all required guarantee periods.
This includes the water main, sanitary sewer mains, storm sewer lines and
facilities, street pavements, street lights, and street signs.
Based upon our limited inspection and to the best of knowledge the subdivision
improvements have also been constructed in accordance to City standards.

I would like to request that I be allowed to delay the
installation of the six foot W ) sidewalk on Tract A Replat of
the South Glen Subdivision for approximately one year or before
certi.fi.cates of occupancy are issued on the adjacent Lots 7 and
8. This sidewalk is to allow residents of Mapleton Court access
to the South Clen Apartments swimming; pool. Since we are just
starting homes now, it is unlikely any will be occupied before
th(- end of the 1992 pool season and there will be no need for the
sidewalk. I would like to install the walk just prior to the
1993 pool season (Ti_ine) so that it doesn't get driven over and
broken before then. Please consider this request.

Re: VARIANCE REQUEST for South Glen Subdivision, Third Filing
South Glen Subdivision, First Filing, is a replat of 4.5 acres of South
Glen, Third Filing, P.U.D. All the utilities, sewer, water, and storm drains
have been installed as per the Third Filing utility plan.
We have analyzed the situation, trying to leave the existing utilities
as constructed. This means that we cannot meet the City of Fort Collins
street radius requirements for a 30 mph design speed for local streets.
We found that two 175 foot centerline radii will work. The result will reduce
the design speed to 25 mph.
With the basic speed law in Fort Collins being 25 mph and the fact that
this street is a cul—de—sac where traffic, in my opinion, will not be
traveling at a high speed, the reduced curve radii will not be a safety
problem. To accommodate the sharper curves, the building setback on the
inside of the two curves will be 25 feet to allow for good driving visibility.
Based on the above analysis, I recommend that this variance he approved.
