LANDSCAPE NOTES
1. DEVELOPER SHALL ENSURL 1HAI THE LANDSCAPE PLAN IS COORDINAIED WITH 01HER PLANS SUCH AS GRADING,
UTILITIES, OR STORM DRAINAGE, SO CONSTRUCTION DOES NOT CONFLICT WITH INSTALLATION AND MAINTENANCE OF
LANDSCAPE ELEMENTS ON THIS PLAN.
2. ALL PLANT MATERIAL SHALL MAINTAIN A MINIMUM 3' CLEAR ZONE FROM UTILITY METERS.
3. ALL TOPSOIL SHALL BE STRIPPED FROM THE SITE FOR USE ON THIS PROJECT. NO TOPSOIL SHALL BE REMOVED
FROM THE SITE. AFTER CLEARING AND GRUBBING OPERATIONS ARE COMPLETE, AND PRIOR TO OTHER EARTHWORK
ACTIVITIES, STRIP TOPSOIL TO MAXIMUM DEPTH POSSIBLE TO RECOVER TOPSOIL. NO SUBSOIL SHALL BE REMOVED AS
PART OF THIS TOPSOIL STRIPPING OPERATION. STOCKPILE TOPSOIL IN AN AREA WHERE GRADING ACTIVITIES CAN
COMMENCE WITHOUT INTERFERENCE, AND PROTECT FROM WIND OR OTHER EROSION WITH FABRIC OR BY OTHER
APPROVED MEANS. SUBGRADE WORK TO LEAVE AN ALLOWANCE FOR REPLACEMENT OF TOPSOIL. IN CITY OWNED
AREAS, REPLACE TOPSOIL TO THE DEPTH AVAILABLE OR 6-INCH MINIMUM. WHERE SUFFICIENT TOPSOIL IS NOT
AVAILABLE ON -SITE, ADDITIONAL IMPORTED TOPSOIL SHALL BE UTILIZED TO ALLOW FOR 6-INCH MINIMUM DEPTH OF
TOPSOIL IN ALL LANDSCAPE AREAS. IMPORTED TOPSOIL SHALL COMPLY WITH CITY OF FORT COLLINS DESIGN
STANDARDS AND CONSTRUCTION SPECIFICATIONS.
4. PRIOR TO INSTALLATION OF PLANT MATERIALS, AREAS THAT HAVE BEEN COMPACTED SHALL BE THOROUGHLY
LOOSENED AND ARE TO RECEIVE SOIL PREPARATION PER THE APPROPRIATE SPECIFICATIONS.
5. ALL TURF AREAS TO BE IRRIGATED WITH AN AUTOMATIC POP-UP SPRINKLER SYSTEM. ALL SHRUB BEDS TO BE
IRRIGATED WITH AUTOMATIC DRIP OR SPRAY IRRIGATION SYSTEM, OR ACCEPTABLE ALTERNATIVE. THE IRRIGATION
SYSTEM IS TO BE ADJUSTED TO MEET THE NEEDS OF THE INDIVIDUAL PLANT MATERIAL.
6. NO PLANTING OR IRRIGATION WILL BE ALLOWED WITHIN 3' OF ANY BUILDING FOUNDATION.
7. LOW AND MODERATE WATER CONSUMING TURF AND OTHER PLANT MATERIALS WILL BE USED TO THE EXTENT
PRACTICAL.
8. PLACEMENT OF ALL LANDSCAPING SHALL BE IN ACCORDANCE WITH THE SIGHT DISTANCE CRITERIA AS SPECIFIED BY
THE CITY OF FORT COLLINS. NO STRUCTURES OR LANDSCAPE ELEMENTS GREATER THAN 30" SHALL BE ALLOWED
WITHIN MEDIANS, A SIGHT DISTANCE TRIANGLE, OR A SIGHT DISTANCE EASEMENT WITH THE EXCEPTION OF
DECIDUOUS TREES PROVIDING THE LOWEST BRANCH IS AT LEAST 8' FROM GRADE. ANY FENCES WITHIN THE SIGHT
DISTANCE TRIANGLE OR EASEMENT SHALL BE NO MORE THAN 42" IN HEIGHT AND OF AN OPEN DESIGN.
9. PLANT MATERIALS AND QUANTITIES WILL CONFORM TO THE REQUIREMENTS OF THE CITY LANDSCAPE REGULATIONS.
ALL PLANT MATERIALS SHALL BE IN ACCORDANCE WITH A.A.N. SPECIFICATIONS FOR NUMBER ONE GRADE. ALL TREES
ARE TO BE BALLED AND BURLAPPED, CONTAINERIZED, OR ROOT CONTROL BAGS.
10. STREET TREES SHALL BE PLANTED AN AVERAGE DISTANCE OF 30' TO 40' ON CENTER OR ONE TREE PER LOT
(PROVIDING THE LOT IS BETWEEN 40' AND 60' IN WIDTH) ON BOTH SIDES OF THE STREET.
11. SHRUB BEDS ARE TO BE CONTAINED BY 1/8" X 4" STEEL EDGER SET WITH PINS LEVEL WITH TIP OF SOD. EDGER IS
NOT REQUIRED WHEN ADJACENT TO CURBS, WALLS OR WALKS.
12. ALL PERENNIAL, ANNUAL AND GROUND COVER PLANTINGS ARE TO BE EQUALLY SPACED USING TRIANGULAR
SPACING. UNLESS SHOWN AS IRREGULAR SPACING, ALL SHRUB PLANTINGS BY SPECIES ARE TO BE EQUALLY SPACED
USING SPACING SHOWN ON LANDSCAPE PLANS.
13. ALL UTILITY EASEMENTS SHALL REMAIN UNOBSTRUCTED AND FULLY ACCESSIBLE ALONG THEIR ENTIRE LENGTH FOR
MAINTENANCE EQUIPMENT ENTRY.

INSTALLATION DURING THE SPECIFIED MAINTENANCE PERIOD. CALL FOR UTILITY LOCATIONS PRIOR TO ANY
EXCAVATION.
16. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE REPAIR OF ANY TRENCHES OR EXCAVATIONS THAT SETTLE.
17. DO NOT DISTURB THE EXISTING PAVING, LIGHTING, LANDSCAPING OR IRRIGATION THAT EXISTS ADJACENT TO THE SITE
UNLESS OTHERWISE NOTED ON THE PLAN.
18. PRIOR TO ISSUANCE OF BUILDING PERMITS, ANY REQUIRED LANDSCAPE IRRIGATION SYSTEM MUST BE REVIEWED AND

AN APPROVED STREET TREE SPECIES MUST BE APPROVED BY THE CITY FORESTER.
20. A PERMIT MUST BE OBTAINED FROM THE CITY FORESTER BEFORE ANY TREES OR SHRUBS AS NOTED ON THIS PLAN
ARE PRUNED OR REMOVED ON THE PUBLIC RIGHT-OF-WAY. THIS INCLUDES ZONES BETWEEN THE SIDEWALK AND
CURB MEDIANS AND OTHER CITY PROPERTY. THIS PERMIT SHALL APPROVE THE LOCATION AND SPECIES TO BE
PLANTED. FAILURE TO OBTAIN THIS PERMIT MAY RESULT IN REPLACING OR RELOCATING TREES AND A HOLD ON
CERTIFICATE OF OCCUPANCY.
21. ALL LANDSCAPING PROPOSED WITH INSTALLATION MUST BE INSTALLED OR SECURED WITH AN IRREVOCABLE LETTER
OF CREDIT, PERFORMANCE BOND, OR ESCROW ACCOUNT FOR 125% OF THE VALUATION OF THE MATERIALS AND
INSTALLATION PRIOR TO ISSUANCE OF A FINAL CERTIFICATE OF OCCUPANCY.
22. THE H.O.A. WILL BE RESPONSIBLE FOR LANDSCAPE MAINTENANCE IN PUBLIC RIGHT-OF-WAY ADJACENT TO H.O.A.

23. THE DEVELOPER SHALL CONTACT THE CITY FORESTER TO INSPECT ALL STREET TREE PLANTINGS AT THE COMPLETION
OF EACH PHASE OF THE DEVELOPMENT. ALL TREES NEED TO HAVE BEEN INSTALLED AS SHOWN ON THE LANDSCAPE
PLAN. APPROVAL OF STREET TREE PLANTING IS REQUIRED BEFORE FINAL APPROVAL OF EACH PHASE. FAILURE TO
OBTAIN APPROVAL BY THE CITY FORESTER FOR STREET TREES IN A PHASE SHALL RESULT IN A HOLD ON
CERTIFICATE OF OCCUPANCY FOR FUTURE PHASES OF THE DEVELOPMENT.
24. IT IS THE RESPONSIBILITY OF THE DEVELOPER AND CONTRACTOR TO BUILD THE PROJECT ACCORDING TO APPROVED
PLANS AND DETAILS, AND IN ACCORDANCE WITH CURRENT CITY DESIGN STANDARDS AND CONSTRUCTION
