Brett,
Thanks for the DCP application for the Plantation Manor development. I will have our Chief Inspector
Lance Newlin verify the spread sheet and get back with you if there are any problems. Also as a reminder
we still need to finish a Development Agreement for this project before it can be finished and recorded
with the County. If you need another copy of the Development Agreement information sheet I can leave
one out for you to pick up or fax it to you. Just let me know how you want to handle it.

Matt,
Thanks for talking the time talk to me this afternoon regarding the roadway improvements to Horsetooth
Road adjacent to the Plantation Manor project.
It is my understanding that the Developer of this project has the option to construct his frontage at the time
of development or he can post an escrow with the City and Street Oversizing will build his frontage. If
monies are to be held in escrow, then his frontage will be built at the time Street Oversizing constructs the
incomplete portions of Horsetooth Road, including the remaining portion of Westfield, the yet to be
developed horse boarding facilities (just east of this project) and possibly the Imperial Estates frontage. In
addition, the developer if needed for drainage may construct his portion of curb and gutter at the time of
development. At a minimum the developer will construct the sidewalk and street trees along the
horsetooth frontage at the time of development.
