5. Driveways to be constructed as per City standard driveway detail
6. Show transition from existing 36 foot flowline width to 30 foot flowline
width using 30 MPH design speed
7. Show existing centerline and north flow line profiles on Horsetooth.
8. Provide cross sections on Horsetooth
9. How do flows from Big Ben Drive to Horsetooth work? What happens to
flows at east end of development
10. Show CG&W type, width (TYP)
11. Cresent Drive is to be named Big Ben ( continues from existing street
to the north)

Southern most access drives should be moved northward. As a minimum, on the north
side of units 2 and 27. This will reduce future blocking problems by traffic on Big Ben

minimum of 6-inch numerals on a contrasting background. (Bronze numerals on brown

NOTE: Lots 29, 30 and 31 are out of access and require a fire lane for emergency access.
Thev also do not front a street and can not be addressed. They can not be approved as
proposed.
WATER SUPPLY:
Fire hydrants art: required with a maximum spacing of 600 feet along an approved
roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute
at a residual pressure of 20 psi. No commercial building can be greater than 300 feet

• There are some discrepancies in sidewalk/path widths between the landscape plan and
site plan. Minimum sidewalk width along Horsetooth is 6'. Minimum sidewalk and
path width on local streets is 4.5'. Connecting paths need to he 4.5' as well.
• Sidewalk/path serving units 29-31 should be detached with parkway. This is serving
as a sidewalk: lbr these units so please design them as such.
• Can you make the width of the sidewalks leading to each individual unit at least 4'?
3.5' is very narrow.
• I'm concerned about the proximity of the driveways on Crescent near Horsetooth.
These look very close to the intersection w/ Horsetooth.
