RE: Stanton Creek, 2"tl Filing Easement Dedication
Dear Mr. Postle,
Attached is the Temporary Emergency Access Easement dedication and check that were submitted
into me on Tuesday Sept 22, 1998. This is being returned as the following items need to be changed
and/or corrected before this document can be accepted and recorded.
The following are needed:
City Clerks acceptance line needs to be added to the dedication document. See attached
sample document for wording.
Attorney Certification is needed for any easement dedication by separate document. A sheet
containing the acceptable City format is attached .
The language within the easement indicates that the easement will terminate two years from
the date of the document. This is not acceptable. If the property is not developed or platted
within that time frame then adequate emergency access to the buildings would no longer
exist. As the property that this easement crosses is unplatted any development of the site will
require a plating of the property and the easement can be vacated or modified at that time.
Please return the easement document and a check for the proper amount (5 dollars per page plus 1
dollar per document) made out to the Larimer County Clerks Office when these changes have been
made. The utility plans will not be signed by the Engineering Department until this is easement is
received and checked.

RE: Recommendations/Requirements for Stanton Creek Phase 11
Dear Lester:
This letter responds to your submittal dated July 147 1998. After discussing your "preferred option" with Cam
McNair we approve this option with the following conditions.
I . Underdrain be placed along the south side of Stanton Creek Drive and drain into the proposed underdrain
along Montserrat Drive.
2. The underdrains be "tied into' inlet boxes wherever possible, specifically at the intersection of Montserrat
Drive and Saint John Place. This would provide for an outlet that would not be overgrown or plugged in
the future.
3. Underdrain clean outs with traffic rated risers and covers be installed every 500 feet minimum (most likely
at the roadway intersections).
4. The cross sectional area of rock around the underdrain be a minimum of 4 times the cross sectional area of
the underdrain. This will allow enough rock above and beneath the undcrdrain for functionality.
5. Underdmin outlets which daylight into detention or open land areas need to have a small rip rap blanket
placed at each outlet. (Class 6 rock or equal)
6. Material backfilled behind the curb and above the underdrain needs to be a topsoil material that is
permeable. Native bedrock material cannot be used for this backfill.
T The minimum pavement section for all residential streets is 3.5" of asphalt over 8" of aggregate base course.
8. The 18" of reconditioned subgmde needs to be accomplished with equipment that will be able to
"pulverize" the layered bedrock. This should be done in 3-6" lifts or a 10" and 8" lift.
9. A submittal on the type of geotextile fabric used in the underdrain system needs to be approved prior to
underdrain installation.
In the final submittal for pavement designs the above mentioned items need to be addressed. The following list
shows the daily equivalent axle loading (EDLA) for the streets within the Stanton Creek Phase 11 development. This
EDLA data is to be used for the design of the roadway pavement structures.
