Comments continued from sheet I...
Sheet 2 of 2: Final Plot
The easements along Harmony Road will need to be combined to include the
pedestrian access easement because the sidewalk meanders in and out of all of the
easements.
Please clarify the easements along Corbett Drive.
Sheet 4 of 14: Overall Utility Plan
The median crossing in Harmony Road will need to be closed by this development
and riot by others.
In the last round of comments, I had said to change the radii at the intersection of
Gifford Court and Harmony Road to 20 feet (something like that), but I was wrong.
After talking with Eric Bracke, the radii of the curb returns need to be 50 feet.
The centerline radii of the meandering sidewalk needs to be a minimum of 90 feet.
There are a couple of areas that don't seem to meet this. Please check and modify
as necessary.
After talking with Eldon Ward about the medians at the entrances to the site,
since they do not meet our street standards, yet Transportation Planning wants
them pulled up, we have compromised the location of the nose. Please refer to the
Site and Landscape Plans for the revised location. You will still need to provide a
variance letter to the attention of the Director of Engineering stating why the
standards cannot be met.
Please make sure that the phase lines standout from the rest of the project. Make
the phase lines bold. You could even provide a separate phasing plan.
Shade those portions of Timberwood Drive that are being constructed at a later
time (or before this project is constructed) so that it is not mistaken to be
constructed in conjunction with this project.
Please see sheet 4 for additional comments and concerns.
Sheet 5 of 13: Grading Plan
Please provide us with the necessary offsite easements. The easement documents
need to be original documents, i.e. no copies or faxes will be allowed and they need
to have original signatures.
Sheet 8 of 14: Gifford Court - Plan and Profile
You may want to consider constructing the curb returns along Gifford Court for
the third filing of this project. This will prevent you from tearing up the newly
constructed Gifford Court. Chances are, if you did go back and tear up the street,
we would have the developer repave the entire street at his cost.
Please see sheet 8 for additional comments and concerns.
Please see sheet 3 for additional comments &+
Comments continued from sheet 2...
Sheet 9 of 14: Corbett Drive Street Plan & Profile, and Signing & Striping Plan.
It doesn't appear that you have provided enough storage and lane length for the
left turn lane at Harmony Road. Please modify per City standards. You may want to
confirm this with Eric Brocke.
-> Remove the utilities from the striping plan.
O Label l the different types of striping.
Include any signing on this sheet as well and label properly.
Please see sheet 9 for additional comments and concerns.
Sheet 10 of 14: Harmony Road Plan & Profile, and Signing & Striping Plan.
We will need to see how the proposed lanes align with the existing lanes both east
and west of the site. Please show for 500 feet in both directions.
Please contact Kathleen Reavis regarding the placement of bike lanes.
Please remove the utilities from the striping plan.
Sheet 11 of 14: Harmony Road Plan & Profile, and Signing & Striping Plan.
Please see the previous sheet for comments and concerns.
Sheet 12 of 14: Harmony Road Cross -Sections
The State is going to want to see full cross sections for the design of Harmony
Road showing both temporary and ultimate improvements. You may want to hold off
providing any cross sections until you actually submit the design of Harmony Road.
Chances are, the cross sections are going to change drastically.

(e Please: recheck the legal description. There seems to be some inconsistencies with
it.
<, The public access easements should be contained within a public access easement.
Please label the surrounding properties.
You will need to provide offsite easements for the construction of Gifford Court
and the storm sewer.
N) Please: see sheet 2 for additional comments and concerns.
Sheet 4 of 13: Overall Utility Plan
c9 You will need to provide an acceleration lane on Harmony Road between Corbett and
County Road 9 (CR 9).
e, Please provide a 10 foot bike lane along Harmony Road between Corbett and CR 9.
Please_ dedicate the appropriate amount of right-of-way (ROW) along Harmony Road
to account for a major arterial, i.e. 3 travel lanes, a 10 foot bike lane, and an
acceleration/deceleration/right turn lane.
Please provide "no parking" signs along Gifford Court as there will be no parking
allowed.
cam) Please reduce the curb return radii at Gifford Court and Harmony Road to 20 feet.
c_) Please re -analyze the traffic at the intersection of Harmony Road and Corbett.
Provide us with the proper documentation for our records.
e3 Because the sidewalk along Corbett Drive is outside of the ROW, you can either
dedicate additional ROW or include the sidewalk in a pedestrian access easement.
Provide a preliminary design of Harmony Road for 1000 feet beyond the
construction limits. The design shall include both interim and ultimate conditions,
i.e. median design, etc.
You will need to provide for a left turn lane, thru lane, and right turn lane at
Corbett and Harmony.
Please eliminate the "porkchop" at the intersection of Gifford Court and Harmony
Road.
The median crossing in Harmony will need to be eliminated/closed.
c) The noses of the medians at the entrances to the site need to be a minimum of 20
feet from the flowline of the intersecting street.
eD Please see sheet 4 for additional comments and concerns.
Sheet 5 of 13: Grading Plan
Please provide us with the necessary off site easements. The easement documents
need to be original documents, i.e. no copies or faxes will be allowed and they need
to have original signatures.

O The design of Harmony will need to reflect the ultimate cross-section along the
property frontage as well as 1000 feet beyond the construction limits.

COMMENT SHEET
DEPT: ENGINEERING
PROJECT: Preston Center at Wild Wood Bus. Park
PLANNER: Ted Shepard
ENGINEER:: Mike Coley
Plat:
* A 15' utility easement is needed adjacent to Harmony Road.
Overall utility plan:
c' The sidewalk along Harmony Road needs to be parallel to the roadway for 60' from each
intersection.
An acceleration lane is needed east of Corbett Dr.
* Is the existing concrete irrigation ditch within an easement? Should it be?
* The sieht distances from both access drives onto Corbett Drive need to be examined.
* Driveway entrances onto Timberwood Drive need to Line up across the street.
* Provide adequate pedestrian crossings and access ramps at the traffic circle.
• Sidewalk along Harmony needs to be within an access easement.
• The flared end sections at Gifford Court and Harmony seem too close to the sidewalk.
*The northern access drives onto Gifford Court need at least a 25' median to comply with City
standards.
Drainage Plan:
I* An offsite drainage easement is needed near the comer of Gifford and Timberwood.
Harmony Road cross sections:
• Maintain constant cross slopes (i.e. match existing).
• The drainage at and around Station 9 seems odd. Do you want an asphalt seam in a v-pan?
