The applicant will probably be Sear -Brown and the permitee will be the Developer. o You will need a variance for the deceleration length for the westbound dual left -turns. o You will need a variance for the eastbound left -turn into the Harmony School shops site. o Tess would like for you to use bay tapers if possible on the turn lanes. Refer to page 56 of the SHAC. o Tess recommends thatyou start pursuing the A -line amendment A SAP. She stated that this process would be very complicated and possibly lengthy. o You will need to close the existing opening (around the location of the private access off of Harmony) move the ROW line, and open the new private access drive at the same time o She would like to see a legend showing all of the signs along Harmony Road - existing and proposed. o Make sure you are addressing all of the concerns that are listed on the checklist that she gave you. Timberwood Drive will need to be constructed as a collector (without parking) street and will need to meet City standards. ❑ The intersection of Snow Mesa and Timberwood will need to meet the standards for intersections, i.e tangent lengths, sight distances, etc. ❑ Please provide plan and profile sheets for Timberwood Drive and Snow Mesa Drive.
