I. THE MINIMUM CR055-SLOPE OF A PUBLIC STREET IS 2%. FOR THE CR05S-SECTIONS OF
MANHATTAN AVENUE, I WOULD LIKE YOU TO MATCH THE CROSS -SLOPE OF THE PORTION
THAT IS NOT BEING REPLACED OR MAKE THE CROSS -SLOPE OF THE NEW PORTION GREATER
THAN WHAT IS EXISTING. THIS WILL PREVENT ANY WATER FROM COLLECTING IN "POCKETS"
THAT COULD POSSIBLY RESULT FROM NOT DOING THIS,
J. OUR CURRENT STREET STANDARDS FOR A COLLECTOR REQUIRE A 50' MINIMUM ROADWAY
WIDTH WITH A 6' BIKE LANE. THIS IS NOT BEING SHOWN ON THE PLANS. COORDINATE WITH
THE PARK SOUTH PROJECT TO THE WEST OF THE SITE FOR PAVEMENT WIDENING. THE
CURB RETURN ON THE CORNER OF MANHATTAN AVENUE AND HORSETOOTH ROAD AS WELL
AS THE CURB RETURN ON THE CORNER OF MANHATTAN AVENUE AND THE SHARED ACCESS
DRIVE MAY NEED TO BE RECONSTRUCTED BECAUSE OF THIS.
K. WITH THESE IMPROVEMENTS, THE SIDEWALK WILL END UP BEING SHIFTED TO THE EAST.

GENERAL COMMENTS:
• Show the existing offsites/features for 150' outside of the project limits showing
connectivity.
• Extend the existing 50' shared access east to the limits of the construction.
• Identify the surrounding properties.
• Add "Utility Plans for..." to the title of the submittal (title on the cover sheet).
• Please provide a copy of the plat for our reference. The plat was not included in the
submittal per index on the cover sheet.
• Show the existing handicap access on the corner of Manhattan Avenue and Horsetooth
Road. Provide a detail of this handicap access as well as others used in this project.
• Please provide a design for the 3' retaining wall with cross sections and calculations. An
offsite construction easement will need to be obtained along the east property line.
Encroachment onto the adjacent property to the east will not be allowed during the
construction of the retaining wall, trash enclosure, and typic 1 site grading.

GENERAL COMMENTS CONTINUED:
• Label all symbols or include them in the legend and reference all details used on sheet
number 7 for clarity purposes.
• Provide cross sections along Manhattan Avenue showing how the east flowline relates to
the west flowline, parkway, sidewalk, etc.
• Modify the connection of the detached sidewalk to the attached sidewalks at the corners
of Manhattan Avenue/Horsetooth Road and Manhattan Avenue/50' shared access include
a detail fora detached sidewalk. Provide a detail of this.
• Add dimensions to the areas that will undergo patching.
• Provide a detail of the flared end sections that are used.
• Include the benchmark and relative information on the overall utility plan.
• Provide plan and profiles of Manhattan Avenue and the shared access. Include stationing,
street widths, curve radii, etc. for connectivity purposes. (This could be turned in when
you submit the final utility plans.)
• Show radius of all curb returns.
• Add parking isle dimensions.
