Dear Mr. Olson
The intent of this letter is to inform you that the public
improvements on the city rights -of -way have been inspected and
initially accepted by the City of Fort Collins pending the normal
contractors warranty period with the exception of the punch list
items listed below.
1) Infrared repair of cracked asphalt in Pheasant Ct.
2) Infrared repair of cracked asphalt in Cattail Ct.
3) Infrared repair of rock pocket in surface of asphalt in the
Cattail Ct. cul-de-sac.
Please be informed that this letter of acceptance does not relieve
the developer or the contractors, lot owners or their contractors
of their responsibility for the repair of any damage which may
occur as a result of the building construction.

RE: Paragon Point Sidewalk Construction
Dear Bret:
I have reviewed your request to reduce the escrow account for
Lemay Avenue by the amount of sidewalk constructed.
The amount of sidewalk along Lemay Avenue constructed to final
design standards may be deducted from the estimate for Trilby and
Lemay dated February 12, 1992, which was used to calculate the
escrow amount.
Using the information in your letter of February 15, 1993, I will
reduce the total amount of escrow required for Lemay Avenue by
$12,678.00.
In accordance with Paragraph II Special Conditions D. (1) (a) of
the Development Agreement for Paragon Point P.U.D., the amount of
$49,393.00 ($62,071.00 - $12,678.00) will be required for the
second half of escrow for Lemay Avenue improvements prior to
construction in Tract "D" of the development.

RE: Paragon Point 3rd Filing
Dear Tom:
The intent of this letter is to notify you that our inspector Todd Juergens made a visual inspection
of the sidewalks, curbs and gutters which were rain damaged during placement. Todd found
some minor deterioration of the applied surface treatment at all 3 locations_ He found some
surface spalling along the tooled joints and what appear to be small pop outs.
At this time the damage does not appear to be of any concern. However, we will continue to
monitor the repair work and will keep you appraised of our findings.

On September 10, 1993 Kiefer Concrete, Inc. repaired three areas
of rain damaged roll-over curb and gutter. This wort: is guaranteed
for a period of five years.
We will examine these sections one year from now, as we agreed, to
evaluate their durability.

Paragon Point PIID is proposing to build 28 font wide public
streets on a number' of cul-de-sac Streets in the no cthwest
portion of the development. These cul-de-sacs are named

I recommend that these caul -de -sac streets in this portion of
Paraqon Point PUD be 28 feet wide (curb to curb). 1 would
further recommend that parking be allowed on both sides of the
streets; if at least- four off-street parking spaces are
provided per dwelling Unit.
