TRAFFIC ENGINEERING COMMENTS:
• Question what the purpose of the "crossings" shown is (if that is what they are).
Pedestrian crossings should be occurring at the driveways which are aligned
with those across the street and have access ramps. Pedestrian crossings on
Mitchell Drive would not typically be striped or signed as such - what is the intent
of what is shown on the plans ?
ENGINEERING DEPARTMENT COMMENTS:

• Remove "to be" from the easement vacation note
• Additional easement may be necessary for the sidewalk and parkway width
desired - see comments on utility plans

Utility Plan:
• Back of the sidewalk should be on the property line. The new street standards
require the sidewalk to be 4.5 feet in width. The minimum parkway strip
necessary for street trees is 4.5 feet from back of curb to sidewalk. These
criteria may require that a portion of the sidewalk be in an access easement
beyond the r.o.w. in addition to the 9 foot utility easement required behind the
sidewalk.
• Label the parkway width and sidewalk width.
• The sidewalk must be constructed along the entire frontage of the property - all
the way along the detention pond to tie in to the existing attached sidewalk at the
box culvert crossing over the ditch. There must be a minimum of 2 feet behind
the walk at 2 % slope then a maximum of 4:1 slope to grade.
• Show and construct ramps at all driveway intersections.
• All private driveways must be concrete to the property line
• Same comments as traffic engineer regarding "crosswalks"
• Show limits of all utility patching in the street and note that all such patching must
be in conformance with City standards
• Provide actual site specific driveway details showing radii, width, ramps, spot
elevations, concrete to property line, etc. The City's details in the Standards
book are meant for use only as typical details for driveways in residential areas.
Commercial and multi -family projects must provide individual driveway details
designed specifically for the project.
Grading Plan:
• The detention pond grading (and size) must be modified to accommodate the
construction of the sidewalk connection and grading behind the sidewalk
described above to tie in to the attached walk across the box culvert. Please
show the existing improvements across the box culvert.
Detail Sheet:
• Provide driveway details as described
• Obtain the City's current ramp standards from the Engineering Department and
use the new details on this plan and all future plans. The new standards were
adopted in April. Call Tom Chapel in the Engineering Department with any
questions regarding the new standards.
