Dear Bud:
This letter is to inform you of the outcome of our transportation coordination meeting January 7,
1999 As you are aware, we discussed the Palmer Design Center, more specifically, the
landscaped median in Horsetooth Road. City staff understands that an administrative hearing has
been scheduled for January 28, 1999 to discuss this project. We do not see a problem with
keeping this schedule. If, however, the design of the median has not been completed before the
hearing, a condition will be placed on the decision. The condition will state that the design needs
approval by the City before obtaining any building permit. The construction of the landscaped
median is the responsibility of the Developer but will be reimbursed by the Street Oversizing
Department The median will need to be constructed and accepted by the City before the issuance
of any certificate of occupancy.
If you need clarification on anything, or have any additional questions or concerns, please do not

RE: Variance (Request for PVHS

I recently received a variance request to our street standards from The Sear -Brown Group, Inc. Rob
Hume is requesting a reduced longitudinal grade along the proposed landscaped median in Timberline
Road because of existing conditions. The street standards currently state that the minimum grade
along a gutter shall be 0.40%. Because of existing conditions and a proposed out -fall curb and gutter,
this standard cannot be met without the reconstruction/rehabilitation of the northbound travel lanes
After reviewing the plans and the cross slope of Timberline Road in the area of the proposed variance, I
feel that this variance request can be granted. I feel there would not be any adverse effects or burdens
to the current roadway system or to the City.
Please find enclosed an original copy of the variance request letter and a copy of the utility plans for
your review. Because the Poudre Valley Health Systems project has received "Priority Processing"
status from the City Manager, your review and comments regarding this issue would be appreciated as
soon as possible.

Re: Temporary Construction and Drainage Easement for Palmer Design Center
Dear Phil,
We have received your request for a drainage easement and a temporary construction
easement for the Palmer Design Center, dated February 9, 1999 and April 5,1999,
respectively. The legal description has been reviewed thoroughly. In order for the
dedication process to continue, a few changes need to be made on the legal
description. The easement dedication language needs to include the Quarter, Section,
Township, Range, and Meridian of the land to be dedicated. Also, the year on the City
Clerk line should be updated before resubmittal. The description needs to be corrected
before the dedication can be filed with the Larimer County Clerk and Recorder.
Attached is your original copy of the easements.
