Site Plan
• Show and label sidewalk on Buckingham as a 5 foot sidewalk with an 8 foot parkway.
Landscape Plan
• The indication that Row improvements on Buckingham are future improvements should
be removed. Thev are to be done with this project. Sidewalk on Buckingham needs to be
a 5 foot sidewalk with an 8 foot parkway with the street trees in the parkway.
• A handicap ramp needs to be provided across from the first street intersection on
Buckingham.
Plat
Indicate what the reception number is for the vacation of the drainage easement that is
indicated is. Also need to provide the reception number for the utility easement that was
recorded by separate document.
The 9 foot utilitv and easement along Buckingham also needs to be an access easement
since it appears that the walk when placed in its proper place will be outside of the Row.

• Indicate that the drainage easement is to be vacated by this plat.
• Provide the off -site drainage easement.
Utility Plans
• Show the transit pad on the utility plans. It is currently shown on the site plan. Per the
standards it should be a I3 foot concrete pad with an adjacent 5 foot walk (totaling 18
feet).
• The new wall: on Buckingham Street shall be 5 feet in width with an 8 foot parkway in
accordance with the standards for a collector.
• A handicap ramp needs to be provided on Buckingham that lines up with 1 st Street.
• Add a note to the grading plans that Revisions to the grading plans showing the
realignment of the ditch to provide for the Row improvements on Buckingham Street
shall occur prior to phase III construction.
Street Plan and Profiles
• A low spot is now provided on Linden Street at the access drive with no apparent outfall.
Assuming it drains into the site it is not acceptable to have the drainage flows crossing
the pedestrian path.
• Provide an entrance detail for the access off of Linden Street. Need to indicate the
entrance radii, concrete to property line.
• Indicate that a type III barricade is to be provided at the end of the improvements.
• Need to indicate the limits of pavement removal, limits of overlay, what is to remain?
How are the improvements to be tied into existing improvements? What kind of
temporary conditions are we getting?
• Provide stationing on the plan views.
• Provide a no with the Buckingham improvements that indicates the limits of
improvements to be completed with the first phase. Per the development agreement it
should be all be the last 50 feet to the property line.
• Show on the plan and profile(?) Improvements being completed to the property line for
Buckingham.
• Provide a striping plan for both streets. How is the striping to be modified from what is
existing?
Cross sections
• Where the improvements have already been constructed along New Belgium Brewery
property should be that/ ultimate improvements and not labeled as interim.
• So how does the matching of the interim improvements occur from the edge of the final
improvements? How far out is work needed to match existing and how does this look?
• Show the parkway and sidewalk on Buckingham.
• Note on the Buckingham Profiles indicates that both sides have the same flowline. This
is not truly reflected in the cross sections.

Plat
1. Need to remove the portion of the drainage easement that was vacated from the existing
easements on the plat. Label vacated and reference reception #.
Utility Plans
2. Need to show curb and gutter on Buckingham. This will need to be constructed with this
project. And show transitions from new pavement edges to existing pavement.
3. Entrances off of Linden Street need to show concrete to the Property line.

4. Provide the slope information for the West side of the street that is existing.
5. The vertical curve is not adequate for a 40 mph design.
6. Need to provide cross sections.
7. Need to indicate what pavement needs to be removed. Where to overlay and where all new
construction is to occur.
8. Need to indicate where the centerline of the street is and if and where it transitions.

9_ Need to provide a design for the south side of the street or indicate that it is the same as the
north flowline design.
10 The note is wrong and needs to be deleted. This portion of improvements will need to be
constructed with this project.
11. Provide cross sections.
12. Extend design out far enough to show that the proposed flowline meets with the existing
grades or provide enough information on the x-sections to show that the future design works.
13 Provide barricades at the end of the work and show pavement transitions.
14 Provide entrance drive detail. With curb radii, x-section, etc.
