RE: New Belgium Brewing Company
Brewhause Expansion
Dear Sheri:
Per your request, we have reviewed the Transportation Impact Study for New Belgium Brewery,
by Mattcw J. Dclich, submitted with the Final Development Plan and dated July 9, 1997,
(attached), and find it to still be valid for the concems of traffic and employee count. The
expansion of the Brcwhausc is to produce more product and is still primarily automated. The
major change in traffic will be the new location of the malt storage, which is currently accessed
by truck off of Buckingham Street. A new malt storage facility will be built with this portion of
work and located on the north side of the facility, which will be accessed from Linden Street. We
feel that this will lessen the impact to the neighborhood traffic to the southeast of the facility.

City of Fort Collins Engineering Comments
I . Is the future fermentation tank expansion a part of this approval? This tank expansion goes over an
existing sewer line and easement. If this tank expansion is a part of this approval then the relocation of
the sewer line, dedication of new easement and the vacation of the existing easement needs to be a part
of this approval also.
2. Need to provide the water easement that is shown on th4e north side of the property. This easement
can be accepted with the minor amendment approval process. I need the dedication documents,
attorney certification, legal description, sketch and the recording fees in order to put the paperwork
together for the: approval process.
3. Will also need to vacate two easements for this project. These can also be done as a part of the minor
amendment approval process. I will need approval by stormwater to proceed with the vacation of
these two drainage easements. I will also need legal descriptions, a sketch, and filing fees to process
this.
4. Both the dedications and vacations require me to produce paperwork, which is reviewed by the City
attorneys' office, which documents the vacation and dedication process. This will need to be done
before the minor amendment can be approved.
5. How do you plan on getting into the gravel parking lot? Driveway cut in the curbline, a portion of the
curb built as roll-over?
6. Where does the new gas line go? It is shown going into the Buckingham Linden intersection but not
connecting to anything. Will need a pavement patch to City Standards for any street cut.
7. Need to note that the street cut and patch for the waterline installation shall be to City standards.
8. Provide a new cover sheet that lists all the sheets of this set and has the current applicable general
notes on it. Sheets that exist for New Belgium Brewery 2"d filing are as follows: Make sure to add the
new sheets into this list.
