Needs to be adequate row to accommodate a 58-foot flowline to flowline section. This will provide for a parking lane on the south side of the street and for the center turn lane that is needed as per the traffic study. The additional row needed for the for the left turn lane will need to come from this property, since it is this property that is requiring the left turn lane. 33 Issue Contact: Sheri Wamhoff The row needed for the Lemay frontage will be looked at at the time that that portion of land is developed. Hopefully at that time we will have a better idea of what Lemay will look like adjacent to this property. 37 Issue Contact: Sheri Wamhoff Add notice to the plat regarding maintenance of private drives. Need to indicate phasing if this is not to be done now. When is it to be done - or take it off of this plan. Is the pipe that this swale ties into existing or new? It is not labeled. If it is new and goes across the ditch the ditch cc needs to sign the plans showing their approval of the crossing. If it is a curb the 50-ft flowline to flowline section needs to be measure from the face of the curb and the row adjusted appropriately. Issue Contact: Sheri Wamhoff The ditch easement on the plat is this part of the easement that was dedicated at reception # 9502257? Is this new? The community center and a pre-treatment wastewater facility are not addressed in the traffic study. The ODP indicates that the site is to have industrial zoning and does not list any specific uses for the site but the traffic study indicates that the site will develop with the following: 300,000 sq. ft of manufacturing and 365,000 sq. feet of warehouse. If uses other than the manufacturing and warehouse as indicated in the traffic study are submitted a comprehensive update or new traffic study will need to be submitted at that time. 2. The ODP shows the access point NOT aligned with 2nd Street. The TIS states that the access point WILL BE aligned With 2id Street. As in your response letter offsetting the access point was discussed with traffic and the traffic study was to discuss the turning movements for 2"d and 3"' Streets to see what conflicts there would be. Traffic study provided no discussion of this. 3. Don't know what Figure 1 `Buckingham Street Access Layout' is for. Doesn't match anything proposed — and doesn't look like anything the City would support. 4. See Transportation Planning comment sheet for additional comments.
