RE: The Winslow and New Mercer Commons — Minor Amendment.
The Winslow, an existing senior independent facility, and New Mercer Commons
,an assisted living facility, are both owned by Columbine Health Services. The
sites are located north and south of Center Avenue.
The Minor Amendment is for adding two shelters and additional landscape to the
open space / parks to these facilities.
One shelter is located on the existing Tract B, which is part of the Winslow,
Center For Advanced Technology 17t" Filing. This parcel of land is currently
vacant and is next to an existing office building also owned by Columbine Health
Systems. The second shelter is located in an existing park or open space area at
New Mercer Commons.
The proposed shelters will be remodeled from an existing internal structure,
owed by Columbine Health Systems (see attached photos) and adjusted
structurally to form the two outdoor shelters. Each shelter will have a concrete
base. See attached Civil Engineers plan.
There are a number of existing mature trees and plantings on both sites. A
variety of ornamental, evergreen and deciduous canopy trees and perennial
plantings will be; added to compliment and enhance the existing landscape.
Existing utilities are shown on the plans.
Attached are copies of the following:
1) The current City recorded landscape and site plans for:
a) The Winslow and adjoining office building (building #1 on the attached
recorded City plans).

Revisions for these two sites need to be separate utility
plan revisions. The changes to the grading and utility
plans need to be done on the plans approved for each
project if possible. They can not be combined on one
sheet as they are two separate projects and are filed
separately in our system.
Need to show on the plans where the existing easements
are. I am pretty positive the shelter placement on the 17th
filing is not within an easement. but I don't know about the
placement on the 15th Filing. Need to see where the
existing easement boundaries are. The Shelter can not
be placed within an easement (a building permit is needed
and a permit will not be issued for a structure in an
easement). If the placement is within the easement area
an easement vacation can be requested and will be
reviewed.

Description:
1) Site Plan — Sheet 1 of 4.
a) Garage. A six- car garage is shown which includes one handicapped
parking space. The total number of overall parking remains the same.
Two parking spaces have been relocated to the center parking area.
b) Sidewalks. Three sidewalks have been adjusted.
One sidewalk to the north of the building, and two sidewalks on the south side
of the building. One entrance on the south side of the building has been
removed.
2) Landscape Plan - Sheets 2 of 4 and 3 of 4.
a) Deleting two trees and perennial areas for value engineering purposes.
b) Deleting two trees and shrubs located on the adjacent vacant land to the west
of the parking lot. These will be included in the Landscape Plan for a future
medical office building extension.
c) Landscape Plan revisions around the six -car garage and center parking
spaces. One tree has been added to the center parking area.
3) Building elevations — Sheet 4 of 4.
The majority of the wall surfaces on the main building that were previously
Metal lap siding are changed to stucco, although some lap siding remains
on some projecting surfaces, the upper portions of the porches and the parapet
walls above the roofs. The predominance of stucco vs metal siding is intended to
make the buildings to the north and east, which have large amounts of stucco or
EI FS.
The height of the brick wainscot has been lowered to the window sill level on the
east side of the core and at the walls containing the secondary entry doors and
north and south wings.
The height of the brick on the porches has been raised. The railings at the front
of porches has been changes to solid wall with metal siding. Solid walls with
metal :tiding on sides of porches have been changed to railings.

The horizontal banding pattern in the brick walls has been modified.
Some of the bands, which were ground CMU are now brick soldier coursing in an
accent color.
The roofs on the two-story porches on the east elevation just south of the core
have been changes from hip to gable style.

provided to Zoning. It is possible that the sidewalk along
the driveway on north/northwest side of the building
could be aligned to provide better direct pedestrian
movement. The proposed Patmore Ash in this area could
be relocated between the sidewalk and the back of curb.
If there is concern about privacy on the 2 most
affected patios closest to the sidewalk then the planting
bed could be extended to include an ornamental tree and
additional shrubs.

easement vacation is okay i will put together the
paperwork and let you know the filing costs.
