MINOR AMENDMENT Detailed description of the change and reason(s) for the request: The proposed Coyote Ridge Natural Area parking lot expansion will provide additional auto (4 auto, 1 handi-capped space) and improved horse trailer parking (5 designated spaces) for the Coyote Ridge, Rimrock, and Devil's Backbone trail systems. Currently, the Coyote Ridge Trail is 2 miles long and connects to the 3.5 mile long Rimrock Trail managed by Larimer County Open Lands. Larimer County will extend the 3.5-mile Devil's Backbone Trail north another 2.5 miles to connect to their Rimrock Trail in the next few years. The County also anticipates extending their Rimrock Trail north to Horsetooth Reservoir another 1.5 mi as in the near future. In the not too distant future, the Coyote Ridge Parking Lot will connect to over 13 miles of trails in the foothills south of Horsetooth Reservoir. Latimer County Open Lands has obtained a grant from Great Outdoors Colorado (GOCO) to expand the Coyote Ridge Natural Area parking lot. This comment was made in both of the conceptual review comment letters for this site. STORMWATER ENGINEERING 10/13/2004 CMNT GSCHLUET 1. On sheet CU201 a note needs to be added stating "That all disturbed areas will be reseeded and mulched in accordance with sheet LP101. 2. A legend is needed to understand what the different shaded areas mean on sheet CU201. 3. A geofabric or buried rip -rap is suggested at the outfall of the drainage in the disturbed area. 4. The drainage letter needs to be revised and the calculations corrected. The way the detention volume was calculated is different than I have ever seen. I think it would be best to just skip that calculation and compare runoff rates at the time of concentration of the 2yr and 100 yr. storms for the existing and proposed conditions. Then use that small difference to justify a variance request from detention. This is in addition to the committment to provide detention and water quality treatment with any future addition of impervious area. 5. 1 agree with Engineerings request to have these plans on 24" X 36" mylars with a City signature block. 10/28/2004 OK Basil Hamdan Plans Approved.
