The follov&g items are responses to comments from the Conceptual Review of 502
West Laurel Street — Apartment Complex.
1. The proposed project is a 3-story building, with 24 — 2 Bedroom units, and 4 — 1
bedroom units, and managers office, an allowable use, within the zone district,
subject to review by the Planning and Zoning Board; therefore the project is
considered a Type II review. A modification request has been submitted for
allowable floor area to lot ratio, see item no. 2.
2. The lot area is 19,220.86 s.f. and the proposed building has 2063.40 s.f. of
livable floor area. A modification of standards for this requirement was submitted
on February 8, 2004.
3. The building is setback from the Laurel St. front yard 16'-0", the Sherwood side
yard setback is 15'-1", the west side yard adjacent to neighboring property is set
back 5'-C" at the ground level, with the building stepping back on the upper floors,
and the rear yard has connection to the adjacent alley, with and building is
setback from T-11" from neighboring property.
4. The proposed building, site, and landscape have all been designed to meet the
design intent outlined in Section 4.8(E) of the Land Use Code.
5. A public plaza connecting the main entry to Both Laurel and Sherwood streets is
incorporated into the site design. Direct connection to the public sidewalk along
Sherwood St. from the ground floor living units has been provided
6. Parking requirements will be met by providing parking on -site, and through long-
term lease agreements from neighboring properties.
7. Electrical service will be coordinated with Light and Power.
8. Electrical requirements will be coordinated with Light
and Power. New street trees will be planted so as not

generated from this site. Currently there are 104 residents and 22 full time
employees, who travel from this site now, and future parking allows for 28 on -site _
parking spaces. The future conditions would amount to a reduction in trips per

parking stall, unless wheel stops are to be used. If this is the case, the applicant should
double check the required dimensions of the parking stalls to make sure that what they are
proposing is acceptable.

of the Developer to replace/repair them.

Please find attached the various codes that the Fort Collins
Building Department will enforce. The information submitted
suggests that multi -family housing will be provided. We want to
inform you that we are currently enforcing the 1998 ANSI for
accessibility and a State statute, which uses a point system to satisfy
compliant accessibility. We recommend that the designer becomes
familiar with this new method of satisfying accessibility.
Another more commonly missed component is the required fire
rated separation between units and in attic spaces. The project
designer shot.ild become aware of the benefits of sprinkling this
structure to satisfy separation requirements and that for residences
on the third floor one -hour construction may be required.
