LEGAL DESCRIPTION
PROPERTY DESCRIPTION:
Multiply parcels of land, being inclusive of those parcels described in
Reception No. 20080019961,
Reception No. 20080019963, Reception No. 20080019964, Reception No.
20050074931, Reception No. 2002015252, Reception No. 2001045692,
and Reception No. 20080015743, all the aforesaid deeds being of the
Records of Larimer County and all parcels being situate in the Southwest
Quarter of the Southwest Quarter (SW1/4SW1/4) of Section Thirty-six (36),
Township Eight North (T.8N.), Range Sixty-nine West (R.69W.), Sixth Principal
Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of Colorado.
STANDARD NOTES
1. Refer to Utility Plans for location of utilities and drainage facilities.
2. Developer shall ensure that the Landscape Plan is coordinated with the
plans done by other consultants so that the proposed grading, storm drainage,
or other construction does not conflict nor preclude installation and
maintenance of landscape elements.
3. The buildings will be equipped with an automatic fire extinguishing system
meeting the requirements of the Poudre Fire Authority.
4. Sidewalks and ramps shall be constructed in compliance with the Americans
with Disabilities Act. Handicap accessible routes shall slope no more than 1:20
in direction of travel and no more than 1:48 cross slope.
5. Rooftop and ground -mounted mechanical equipment shall be totally
screened from public view from sidewalks and abutting streets.
6. Building -mounted and pole -mounted light fixtures shall feature sharp
cut-off, down- directional luminaries. The light source shall be 150 watt high
pressure sodium.
7. Trash dumpsters, trash compactors, pallet racks, and miscellaneous objects
shall be totally screened from public view.
8. Signage to comply with City of Fort Collins Sign Code.
9. Electrical transformers shall not be located along N. College Ave. and E.
Willox Lane frontage unless totally screened from view from the public
right-of-way by a solid enclosure that matches the predominant building
material of the closest building. For all other locations, electrical transformers
shall be screened from view from public or private streets by a solid enclosure,
landscape materials, building facades or any combination thereof.
10. Architectural character of future building pads shall conform to the overall
architectural character and intent of North College Marketplace. Further, the
character and image of pad buildings shall contribute to the uniqueness of the
center by modifying standardized prototype design, as necessary, to comply
with the Land Use Code.
