SUBJECT: Laurie Subdivision
The Fort Col Iilns-Loveland Water District and the South Fort Collins
Sanitation District have reviewed the above mentioned project and
submit the following comments:
The one inch private fire lines requires the installation
of meter pits and meters. These need to be shown clearly
on the plat and in the details.
The water service and private fire line for lot 5 are to
be moved further north closer to the end of the cul-de-
sac for ease of access.
The Districts do not allow the planting of trees, shrubs,
or building of permanent structures over the water or
sanitary sewer lines as shown in the center island of the
cul-de-sac.
The water and sanitary sewer lines located in the private
easement from Hepplewhite Court north to the cul-de-sac:
are to be centered in the easement, with a ten foot
separation.
Twelve inch water line valves are to be located on the
north and south side of the cross in the intersection of
Shields and Wooded Creek Court.
An eight inch water line valve is to be shown at the end
of Ashford Court.
The irrigation line on Sheet 7 is to be shown on the
profile to insure that conflicts do not exist with other
utilities.

on Sheet 8, an air release valve is to be shown on the
water line approximately ten feet south of the fire
hydrant.
The dimensioning of the water and sanitary sewer lines on
Sheet 9 are not correct.
All specifications on Sheet S.D.1 that are in conflict
with District specifications are to be deleted.
on Sheet S.D.1, District details are to be used for
manholes and sewer laterals.
The meter pit detail for the private fire lines are to be
shown on Sheet S.D.l.
Due to the number and nature of the above comments, the Districts
will require another review.

The Fort CoIIiris-Loveland Water District and the South Fort Collins

submit the fcllowina comments:
All valvi_ng and fittings for the water line are to be
shown anal stationed.
Trees and shrubs are not: to be planted over the water and
sanitary sewer lines.
The existing four inch water line located in Shields
Street is to be tied into the proposed eight inch water
line for Wooded Creek Court.
As indicated in prior comments, the specifications
indicated on sheet SDI are to be deleted. District
details are to be used whenever possible.
The profile sheets are to indicate the 18 inch RCP
Applewood Estates irrigation ditch culvert.
It. was discussed in previous meetings that the private access road
would be straightened out as much as possible and that a drawing
would be provided to indicate the location of all utilities, within
the private access road, these were not included in the review set.

The Fort Collins -Loveland Water District will require that the
private fire lines he detailed. The fire service is to be
installed with a meter in accordance with the Dist-rict's detail for
meter pi.t i_nstallat.ions. The fire service and the water service
are to be separated by minimum five foot clearance horizontally.
Given the magnitude and number of concerns on this project, the
Districts will require another review. It is strongly recommended
that the Enq:ineer meet with the District to resolve these issues
and avoid potential delays.
