Comments:
Add a note and ensure that the existing overhead line will be undergrounded with the project.
Add two project benchmarks using City of Fort Collins Vertical Control on the General Notes.
Show that the existing driveway is to be removed on the utility plan set and show what is proposed to
be in its place (sidewalk, sidewalk width, parkway, parkway width, etc.) With any asphalt patching
shown, the patch shall be shown to the middle or edge of a lane line. Add the following note
regarding the patch: "Limits of street repair are approximate. Final limits to be determined in the
field by the City Engineering Inspector. All repairs to be in accordance with City Street repair
standards."
Will a tree or trees(s) be planted where the driveway is eliminated? Will a turf landscape strip be
provided in the parkway or will the parkway be fully hardscaped? Perhaps a landscape plan should
be provided or additional information on the site plan.
The development its being reviewed under the Larimer County Urban Area Street Standards, as such
the General Notes need to be changed as attached (Note #14 can be modified accordingly as it
references a DA.) (This is available in electronic format if desired.)

Comments:
• The note regarding asphalt patching should be edited to give the final authority regarding limits of
street repair to the City Inspector. The note as previously commented on was, "Limits of street
repair are approximate. Final limits to be determined in the field by the City Engineering Inspector.
All repairs to be in accordance with City Street repair standards."
• It appears the patch area needs to be expanded to include the water and sewer services.
• As a Development Agreement will not be used for this project, edit out a portion of General Note 17
as redlined on the plan set.
• An excavation permit will be required from the Engineering Department prior to any work out in the
right-of-way. Your contractor will need to contact our City Inspector regarding this. Excavation
permit fees are determined based upon a signed off utility plan set.

This letter is in response to City of Fort Collins Comments, the responses are as follows:
Stormwater
Provide details and calculations for roof drains of both existing and proposed buildings.
Response: We have all roof drainage for both buildings coming to the southwest corner of the
proposed building. 'These flows then discharge into a sidewalk culvert. See drainage report for
details.
Show all existing and proposed utilities
Rcsponse: These are shown
Revise general notes.
Response: These have been revised to show two bench marks.
Engineering
Add a note to ensure that overhead line is buried.
Response: We have added a note.
Please add two benchmarks:
