Dear Jon:
Last Friday, Fred ..tones of the City's Traffic Operations Department and I met to
discuss your request to relocate the proposed access to the Landings Office Park
P.U.D. from Landings Drive. Your proposal is to shift the driveway approximately 115
feet north of its currently proposed location. This would place the access onto the
undeveloped property to the north which is under separate ownership.
The City Transportation staff has no objections to shifting the driveway to the north as
proposed. However, you will be required to obtain a public access easement and joint
access easement agreement from that property owner, revise your plans to reflect the
new access, and submit all the documents to the City for review and approval prior to
constructing the access. The Landings Office Park P.U.D. and the property to the north
will be restricted to the one joint access onto Landings Drive. There is not room to
provide additional access points from Landings Drive to either property nor is it
desirable to encourage the use of Landings Drive as primary access to either property
since it is only designated as a two lane minor arterial. When the property to the north
develops, the access and circulation pattern must be designed to utilize J.F.K. Parkway
as the primary access to that parcel since J.F.K. is the four lane arterial street serving
the property. No additional access to Landings Drive will be allowed. The joint access
easement agreement described above must include a provision to state that both
property owners agree and understand that the only access to Landings Drive from
both properties will be the joint access you have proposed.

RE Landings and Bridgefieid Development Agreements
Following up my telephone message to Mike and my telephone message with Kerrie, i
need to get these; development agreements done ASAP so I can get dirt moved this
fall. Also, my financing arrangements are contingent upon this.
I know you are under way with the Landings development agreement. if you could
kindly get the Bridgefieid development agreement started also, i would be most
appreciative.
I submitted the development agreement information sheets to you in July. Copies of
same are enclosed for your information
TheLandings plat and utility plan had minor changes which have been made. This
will be submitted to you by Northern Engineering today.
The Bridgefieid plat and utility plan had various changes, mostly engineering, and
have all been made. This will be submitted to you tomorrow. Most importantly, there
are no new or problematic issues or any major changes in storm drainage.
Please call me it we can meet to review preliminary draft ideas on these development
agreements at your earliest convenience.
