The General Detail sheet can have a modified driveway detail that incorporates the concrete driveway within the R.O.W. ✓ The sidewalk dimensions for both Landings Drive and JFK Parkway should be a minimum of 6 feet. The sidewalk along JFK Parkway should extend to the northern boundary. ,A An additional 7.5 feet of right-of-way will have to be dedicated along JFK Par way. The centerline for Landings Drive should be depicted, and an additional eigkf feet of R.O.W. will have to be dedicated along Landings Drive. TP Plan must show complete horizontal street alignment including but not limited to: centerline of all roadways, curb return radii for all accesses, curve radii, R.O.W. dimensions, access ramps, and indication of all locations of outfall curb and gutter and where transitions occur back to inflow curb and gutter. ✓. Show all easements. CT' The nose of all medians are required to be setback 20 feet from the flowline. Sanitary Sewer Plan and Profiles; Sheet 6 of 11: The sewer lines appear to be too steep. See if the water/waste utilities agree with that comment. Show all easements. .JFK Parkway Plan and Profile; Sheet 8 of 11: Show elevations on all points of curvature in the plan view. Provide cross sections at 100 foot intervals for JFK Parkway. � Show the west flowline profile for JFK Parkway. General Details; Sheet 10 of 11: Clarify the driveway detail. It is unclear if the street intersection detail is being used for the driveway detail. Again the street intersection detail can be modified to a driveway access by depicting concrete in the R.O.W. as well as maintaining proper slopes. A minium of 1/4 inch/ 1 ft or a maximum of I inch/ 1 ft of slope from property line to flowline of pan. P.D.P. Plan Comments: • See redlined comments. • Show all access ramp locations. Date: PLEASE SEND COPIES OF MARKED Signature: — REVISIONS: PLAT [} SITE UTILITY [� LANDSCAPE Overall Utility Plan; Sheet 3 of 12: G Show all the access drives to be constructed with concrete within the R.O.W. 13 The bike lane on JFK Parkway is only 6 feet wide. Therefore, the street cut should only extend 6 feet for the construction of the access points. E #DO Site Delineation Plan, Sheet 9 of 12: 0 Show sidewalk dimensions as indicated on the utility plan. O Reference the detail sheet with the access ramp design (or standard) for all access ramps to be constructed in the R.O.W. C Label the "ramp -down" for the internal access ramps. C The internal turning movements are not sufficient and after meeting with Ron Gonzales with P.F.A. he has concerns with the highlighted areas (yellow highlight). I have met with Jon Prouty and he assured that all insufficient turning movements will be resolved before the City allows this project to go to public hearing. C The City's Traffic Operations Department is considering the design of pedestrian refuge. The pedestrian refuge is required by the development based on the LOS criteria. Therefore, the construction of the pedestrian refuge will be at the cost of the developer. The note on the utility plan shall read, "The pedestrian refuge shall be designed by the City of Fort Collins Traffic Operations. The construction of the pedestrian refuge and any access ramps or sidewalks needed as a result of the pedestrian refuge shall be constructed at the developer's expense." I have given a copy of the potential pedestrian refuge design to Jon Prouty. I will send any additional information as I receive it. General Details,- Sheet 12 of 12.- 0 Provide access ramp details for all ramps to be constructed in the R.O.W. G I thought the drive approach details were going to be separated to depict each one individually. Final Plat for Landings Bay: G There is new plat language required by the City. I have included a handout with the required language. C A 15-foot utility easement should be dedicated along JFK Parkway within the drainage easement (see redlined comment). Site Plan and Landscape Plan: 13 The site and landscape plans should match the utility plans. It is my opinion that trees planted in the parkway in front of the existing walk should be an ornamental or a species of tree that can either be transplanted or removed. This is to ensure that when the roadway is widen to ultimate build -out the City has the ability to construct a street without the possibility of removing mature trees or adjusting the alignment. Also, the street trees in front of the proposed sidewalk should be setback into the future 10-foot parkway. C The trees being proposed between the ditch and the existing detention should be placed so as to allow the ditch company access through the ditch easement. It might be appropriate to show the ditch company the landscape plan. Overall Utility Plan; Sheet 3 of 10: 0 The internal sidewalk connections do not promote pedestrian traffic, and internal sidewalks are not inviting to handicapped pedestrians. e The nose of the median at both multi -family entrances should be setback to the new R.O.W. line. —0 Both multi-fannily entrances should provide a 20-foot wide emergency access entrance, should have a 20-foot curb return, and maintain a 90-degree angle until the R.O.W. line (i.e. Landings Drive entrance).
