Utility Plan Comments:
❑► A State Highway Permit is required for the street cut on College Avenue.
❑► The Site Plan and the Utility Plan should coincide. The Utility Plan does not depict:
• The proposed balconies, 12 feet above the ground, overlooking College
Avenue.
• The small addition to the back of the building.
• The parking configuration.
❑► There is a new vertical control listing for the City which negates the use of the black
bolt as a benchmark. Call Wally Muscott at 221-6605 for more information.
❑► There are a few more details required.
• Curb and gutter details.
• Sidewalk detail.
❑► As a result of the proposed balconies, encroachment permits will be needed for the
balconies encroach into the ROW.
Site Plan Comments:
❑► The site plan does not depict:
• The proposed balconies, 12 feet above the ground, overlooking College
Avenue.
• The retaining wall in the parking area along the southern property line.

0 There is some general concern with the parking layout:
• How do vehicles maneuver within the parking lot configuration?
Specifically, the vehicles will have to back out into the alley. The parking
stalls meet the dimensions set forth in the standards, but they do not allow a
vehicle to turn around safely.
• The rear entrance for the building adjacent to the northern property line is Yz
a foot into the parking stall.

G The utility plans do not match the sit and landscape plans in that the utility plan
balcony extends further than what is shown on the site plan.
13 The main issue to resolve is the parking lot layout. Currently, the parking
configuration does not meet the parking stall dimension criteria set forth in the LUC.
The pervious submittal was headed in the right direction and had only one fcwer
parking space.
