LANDSCAPE SPECIFICATIONS:
1.) Areas to be sodded shall be graded to a suitable grade (+/-.10') Areas shall be
tilled to a 6" depth incorporating 3 cu.yds./1,000 sf. of well decayed ground cattle
manure (or approved equal) uniformly into the soil. Areas shall be settled, leveled,
and raked to a finished grode. Debris, vegetation, rocks, etc. not passing through
a hand roke shall be removed from the surface Surface shall be fine graded
smooth and firm (non -compacted) prior to sodding, leaving no depressions where
water may collect. Areas shall be protected from compaction prior to sodding.
2.) Sod shall be o free from weeds and objectionable grasses.
Sod shall be protected in transit and on site from drying out. Sod shall be laid over
firm (non -compacted), pre -moistened, prepped surface Sod strips shall be laid
tight with staggered joints, no voids occurring between strips. Sod shall be laid no
closer than 24" from the center of shrub plantings and no closer than 12" from the
center of tree trunks. Sod surface shall be 1" Below adjacent edging. Immediately,
upon installation sod shall be tamped and watered to a 4" depth. When moisture
content of the soil is proper, sod shall be rolled. Contractor shall be responsible for
watering of sod until acceptance of work (including activation and scheduling of the
irrigation system).
3.) Areas to be planted in ground covers, perennials, etc. shall be graded to a suitable
grode (+/-.10') Areas shall be tilled to a depth of 12" incorporating 1 cu.yd. of
'EKO' compost (or equal) and 2 Ibs- of superphosphate per 100 sf uniformly into
the soil. Upon completion of soil preperotion areas shoo be fine graded to
proper grode. No additional soil improvement is required within these areas.
4.) Plant material quality sholl comply with current American Associat'or of Nurserymen
(AAN) standards for #1 grade nursery stock plants sh.al, meet or exceed specifiea
sizes. Trees shall have well branches tops with reasonably straight, well developed
single leaders (unless otherwise notec) The Landscape Arc-,tect reserves the right
to reject, plants of inferior quality.
5.) Plont,ng pits sholl be dug with twice the diameter of the piort root tali They shot;
be dug 1 /4 deeper than the root boil of the plant. P•ontir,g pits shall be backfillec
with uniform mixture of 75% excavated soil and 25% 'EKG' compost (or an approved

(e.g. burlap) from tops' of root balls. flags, tags, etc from plants.
6.) Plants sholl be fertilized at the time of planting with 21 gram 'AGRIFORM' 20-10-5
slow release fertilizer tablets (or approved equal) according to the following Quantities.-
1 tablet per ft. of tree ht. (or 1/2" caliper); 3 tablets per $5 container shrub.
Tablets shall be placed in the plant pit during backfilling according to mfr. specs.
7.) Trees shall be guyed and stoked to the extert necessary to keep them it a plumb
position until the tree is established. Trees over 2" col. (or 5' ht.) shall be securely
guyed and staked with 3 wires (min.) spaced equally around the tree. Trees under
2" caliper (or 6' ht.) shall be secured with 2 wires spaced equally around the tree.
Stakes shall be black or green painted 5' long steel t-posts (or approved equal)
Stakes shall be set in undisturbed soil at slight angle facing away from the tree trunk.
Trunks shall be secured with #12 gouge golvonized steel wire and nylor strop with
grommets. Contractor shall be responsible for guy wire adjustments during the guarantee
period, and removal of stakes and wires upon completior of the guarantee period

IRRIGATION SPECIFICATIONS
1.) Contractor shall top into existing water service and install a line sized gote valve and
1/2" drain valve with access sleeve to grade. Access sleeve shall be installed in a
plumb position, flush with finished grode, and shall have locking covers Contractor shall
sholl install all ont!-siphon device meeting local code requirements. Pipe between
tap and anti -siphon device shall be type L' hard copper pipe.
2.) Sleeves shall be schedule 40 PVC pipe of adequate size to accommodate specified
pipes and wires. Sleeves shall be installed prior to paving. Sleeves shalt be laid to
drain. Sleeves for pressure line piping shall be installed of 18" min. depth, sleeves
for lateral line piping shall be installed at 8" min. depth. After sleeve installation,
trenches sholl be backfilled with excavated soil at compacted to the dry density of
adjacent undisturbed soil. Sleeve end locations sholl be marked.
3.) PVC pipe shall be installed in open trenches. Trenches sholl be reasonably straight,
with a uniformly sloping bottom of required depth to provide piping with sufficient cover

5.) Fittings for PVC pipe sholl be sch 40 PVC socket type fittings. Pipe and fittings shall
be solvent welded according to mfr. specifications Fittings for poly pipe sholl be
high impact nylon, brass, or polyollomer insert type fittings. Fittings shall be held
on with 'LOX -ON' stainless steel clamps, or 'STEPLESS' ear clamps The use of
rainbow saddle tees or poly cut-off nipples is not permitted.
6.) 1 /2" dram valves shall be installed at low points of the pressure line Drains shall be
provided with gravel sumps of adequate sizing using 1" dio. rock covered with geotextile t
filter fabric and 6" of soil. Drains shall be provided with access sleeves (2" dio PVC
pipe) with locking covers. Access sleeves shah be installed in a plumb position flush
with finished grade.
7.) Electric controller shall be of type noted on plan drawings. Controller shall be
installed where shown on plan drawings (or as directed). 110 volt power shall be
supplied (by the Contractor) to controller location. Power from the junction box to
the controller shall be installed ;n rigid conduit. Exposed conduit shall be painted
to -notch existing surfaces.
8.) Electric remote control valves shall be of type and size noted on pion drawings.
Valves shall be quipped with flow control. Valves shall be Installed manufactured valve
boxes (e.g 'AMETEK ). valve box covers shall be installed flush with finished grade
and sholl have !ocking device. Grovel sumps of adequate size shall be installed using
1" dio rock.
9.) Electric control wires shall be 24 volt OF direct burial, sized as required (#14 gauge
min.) copper wire. Wire shall be installed in trenches under piping (where
applicable). Wire shot] be coiled to allow for expansion and contraction of each valve
assembly or approx 50' intervals. Wire connections and splices shall be made with mfr
waterproof connectors (e.g. 'RAINBIRD SNAP-TITE') according to mfr. specifications.
Multiple wire bundles shall be taped together at 10' (min.) intervals.
10.) Pop-up spray heads shall be of type noted on play drawings. Heads shall have
plastic bodies with plastic nozzles. Heads shall hove a 4" (min.) pop-up action for
sodded areas and 6" (min.) pop-up action for mulched areas (where applicable).
Heads shall be installed on threaded adjustable risers Heads shall be installed in a
plumb position flush with finished grade. Nozzles shall have adjustment screws and
shall be of a degree and arc required to provide adequate irrigation coverage.
