BARRIER
I. Landscape materials shall be in accordance with AAN specifications for
Number One Grade.
2. Turf areas shall be irrigated with an automatic pop-up irrigation
system. All shrub beds and trees to be Irrigated with an automatic drip
(trickle) Irrigation system. The irrigation plan shall be reviewed and
approved by the City of Ft. Collins prior to the Issuance of a building permit.
3. Trees to be balled and burlapped, unless otherwise noted.
4. Perennial beds to be mulched with 2' depth cedar mulch No weed
barrier shall be placed In perennial beds.
5. Shrub beds shall be mulched with a 3' layer
of Bark Mulch over non woven polypropylene weed barrier such as Typar
or Mirafl.
6. Edgging between turf and shrubs shall be I/W X 4' steel edging. Edging
slim( be pinned at 10' intervals at a minimum, and a I' opening shall be
provided at low points and 30' Intervals to allow for drainage. Edging shall
also be provided between perennial beds and shrub bade. Edging
abutting sod or grass shall be set flush with the finished surface.
1. Turf within the Harmony Corridor setback and in the detention areas shall
be seeded or sodded with a mixture of 100% Tall Fescue blends.
All other areas shall be bluegrass seed or sod.
S. A Free permit must be obtained from the City Forester before any trees
or shrubs as noted on this plan are planted, pruned, or removed In the
public Right of Wag.
10. Landscaping must be installed or secured with an irrevocable
letter of credit, Performance Bond, or escrow account for 125% of the
valuation of the materials prior to issuance of a Certificate of Occupancy.
It. Landscaping shall be maintained by the property owner(a), including
the Harmony Road Right -of -Way. Landscape elements that cite or
are removed shall be promptly replaced.
12. Parking shall be screened from public streets by plants, fencing,
and/or banning.
13. Soli to landscape areas rhall be amended with 3 cy/1,000 of well
composted manure.
14. The following separations shall be provided between trees/shrubs and utilities:
- 40 feet between canopy trees and street lights
- 15 Feet between ornamental trees and streetlights
- 10 feet between trees and water or sewer Imes
- 4 feet between shrubs and water or sewer lines
- 4 feet between trees and gas lines
15. Field locate utilities prior to planting.
16. To the maximum extent feasible, topsoil that is removed during construction
activity shall be conserved for later use on areas requireing reveeetation
and landscaping.
n. Existing trees, shall be pruned to City Forester medium r!tre standards.

PLANT NOTES
1. Ali plant material shall meet specifications of the American Association of Nurserymen
'.AAr43 fro number one grade. At trees shall be balled and burlapped or equivalent.
2. Trees shall not be planted closer than 4 feet to any gas or electric line and no closer than
10 feet to any Water or sewer Me. Shrubs shall not be planted closer than four feet to any
water or sewer Ire. Tree planting shah be coordinated with Public Service Company.
Locations of all utilities shall be verified In the field prior to planting. A horizontal
distance of 40' between street trees and street lights shall be maintained.
3_ A free permit must be obtained from the City Forester before trees are planted on City
right—of—way.
4. Landscaping shah be Installed or secured with a letter of credit. escrow. or performance bond
for 125Z of the value of the landscaping prior to the issuance of a Certificate of Occupancy.
5. Developer shall ensure that the landscape plan b coordinated with the plats done by other

I. Install a four Inch (44) layer of bark mulch over weed
barrier, as specified for each plant bed
2. Trees should not be planted closer than 4 feet to any gas or
electric IMe and no closer then 10 feet to any water or
spoor line. Tree planting shell be coordinated with Public
Sarvice Company. Locations of all utilities shell be verified
M the field prior to planting. A horizontal distance of 40'
between street trees and street lights and 15' between

GENERAL PLANT NOTES
1. Install a four inch (4') layer of bark mulch over weed
barrier. as specified for each plant bed.
2. Trees should not be planted closer than 4 feet to any gas or
electric line and no closer than 10 feet to any water line. sewer
line or electric vziult. Tree planting shall be coordinated with Public
Service Company. Locations of all utilities shall be verified
in the field prior to planting. A horizontal distance of 40'
between street trees and street lights and 15' between
ornamental trees and street lights should be maintained. Plant
material shall be tidjusted in the field to maintain the above
clearances and should give consideration to the landscape design objectives.
3. A tree permit muet be obtained from the City Forester before
trees are planted on City right-of-way.
4. Contractor shall install the designed automatic underground
irrigation system with drip nozles. See drawings and specifications.
5. All plant material hhall meet specifications of the American
Association of Nurserymen CAAN) for number one grade. All
trees shall be balled and burlapped or equivalent.
G. The developer shall ensure that the landscape plan is coordinated
with the plans lore by other consultants so that the proposed
grading. storm drainage. or other construction does not conflict
nor preclude installation and maintenance of landscape elements on
this plan.
7. Median landscaping shall include trees. shrubs. groundcover. mulch
and irrigation. and should incorporate xeriscape principals. whenever
appropriate.
8. Install approved landscape fabric in all landscape areas to be mulched_
9. Location of irrigation heads or emitters in relation to plant materials
shall be approved by the City Forester prior to the placement of mulch.
