BOX 580, FORT COLLINS, COLORADO 80522 PH (303) 4844220 PLANNING DIVISION EXT. 655 October 28, 1980 Tony Hughes Gefroh and Associates One Drake Park, Suite 23 333 West Drake Fort Collins, Colorado 80526 Dear Tony: Staff has reviewed Wagonwhee�Thi�rdFi�lingPreliminary and offers the following comments: 1. 900 parking adjacent to public streets is acceptable when: a. parking is not on both sides of the street at the same time; ex.: Fontanero Place and Del Rio Drive. b. no parking is allowed on the street; the developer will be responsible for the cost of required no parking signs. C. parking shall be no closer than 50' from the flowline of an intersecting street on major drive cut; ex.: Del Rio Drive. d. a curb shall be required between the street pavement and paving areas. 2. Parking in the center of a cul-de-sac shall be acceptable when: a. curbing shall be required between street pavement and parking areas. b. no more than 16 spaces (8 per side) will be allowed within the center of the cul-de-sac; ex.: Cucharras St. C. inside radius of the center island shall be 20'. 3. Building setbacks, from backs of sidewalks (or backs of curbs where sidewalks do not exist) must be 15' minimum on both sides of all streets and cul-de-sac. 4. If detention areas are to be considered as part of the active open space, design of these areas must meet city guidelines for "active open space P.U.D. detention ponds". Active open space areas should be dimensioned on the site plan. 5: An adequate preliminary storm drainage report has not been received by the city. Tony Hughes Page 2 October 28, 1980 6. Lots 1, 2, 3, and 4 of Wagonwheel Filing II must be replatted and made a part of Wagonwheel Third before the day care center can be built. 7. Staff questions whether one tennis court is adequate for 196 units. 8. Detailings of the planting areas in the center cul-de-sac parking should be provided, including dimensions and species.
