FORT COLLINS COLORADO 80522 (3031484-4220 February 23, 1984 Mr. Tom Dougherty 220 East Mulberry Fort Collins, CO 80524 Dear Tom, The staff has reviewed the application for preliminary and final PUD approval of the Pinewood Amended PUD and would offer the following comments: I. No large trees should be planned in the water and sewer easement. Garages must be setback at least 10 feet from the existing water main. 2. All existing and proposed easements should be indicated on the site plan. If there are existing easements to be vacated, these will need to be approved by the City Council. It is suggested that all space outside of the building envelopes be dedicated as "utility easement" on the final plat. 3. Provision of wheel stops on parking spaces should be indicated on the site plan. 4. The title of the site plan should be "Pinewood - Amended PUD". Please revise. 5. The words "private road" should be deleted from the site plan as well as "Kingswood Drive". Units will be addressed off of either Stanford or Stover streets. 6. The building located directly south of the large open s-pace area appears to be outside the 150' fire access requirement. Please clari- fy. 7. Building envelopes should not be shown on the plat unless they are also lots in which case the area of each lot must be shown. 8. The dimensions of the existing four-plex should be indicated on the site plan. 9. All signs must comply with the sign code. 10. The energy conservation standards which are indicated in the notes on Sheet 1 of the site plan should be detailed. Dougherty Letter V23/81 - Page 2 14me ,, Ae 11. Exterior colors and materials should be indicated on the building elevations. Also, elevations of garages should be indicated. 12. The site plan should provide for attorney's certification. Also, there is revised wording for the owner's signature block. 13. Site plan should show existing vegetation in the 150' area informa- tion. 14. Screening treatment of trash areas should be indicated. 15. The building data should include number of units in each of the building types. 16. The landscape plan should indicate number of decidious shrubs and coniferous shrubs being utilized. 17. Minimum sizes of decidious trees do not appear to conform to the City's minimum requirements. Please revise. 18. The staff would suggest additional tree and shrub plantings along Stover Street and Stanford Street. Also, low lying plantings in addition to trees in parking islands is recommended. See me for details. The landscape plan should indicate what "hatch marked" areas are intended for. 19. The staff questions the points you have taken on the Density Chart. On Monday, March 19, 1984, 812" X 11" PMT reductions of all plans, colored renderings of all plans, signed mylars of the site plan, landscape plan and subdivision plat and a signed "Site and Landscape Covenants" should be de- livered to this office. I would recommend we meet as soon as possible to discuss the above comments. Revisions to the plans reflecting the above comments should be delivered to this office no later than Friday, March 2, 1984. If you should have any further questions, please feel free to call me.
