Each retail/office building requires a loading zone (one per 20,000-sf or less and add one for over 2,000-sf). Height 10. Indicate the height of the fence enclosure for the tennis court. Conceptual Review Comments 11. Staff does not feel that comments made at the time of Conceptual Review (see enclosed letter) have been adequately addressed on the submitted plan, particularly Comment #4. I would recommend we meet as soon as possible to discuss the above items. Re- visions to the plans should be delivered to this office no later than Friday, June 4, 1982. Also, on Monday, June 21, 1982, 8-j"xil" reductions and colored renderings of all plans should be submitted. If you should have any questions, please feel free to call. Mountain Avenue Fort Collins, CO 80521 Dear Frank, Staff has reviewed the Pier PUD, Revised Final and has the following comments: 1. This project should be named 2nd Amendment to The Pier PUD. 2. Revised drainage calculations are to be submitted. 3. Structures, including gas tanks, are prohibited in the utility easement. 4. Indicate ramp for handicap parking stall. 5. Clarify location and dimension of building envelope. 6. Indicate motorcycle and bicycle parking. 7. Project sign must comply with sign code. 8. A repay for the Warren Lake Trunk Sewer will be assessed on this property. 9. Utility installation must be coordinated. 10. The project's detention pond needs to be of adequate size to accom- odate drainage without flooding City Park property to the north. 11. Greater detail on the landscape plan is to be provided. Staff is particularly concerned with the streetscape along Harmony Road and screening of the gas pumps. Frank Vaught letter 10/27/83 - Page 2 12. Staff has suggestions regarding changes to the internal traffic circulation that we would like to discuss with the applicant. Revised plans addressing the above comments are to be submitted to the Planning office on Wednesday, November 9, 1983. 82" X 11" reductions of the final site and landscape plan and colored renderings are to be sub- mitted on Monday November 14, 1983. Efficiency units require 1.5 parking spaces per unit and not 1.25 as shown on the site plan. 2. Indicate typical dimensions of parking spaces. Easements 3. Indicate easements on the site plan. Day :are Center 4. Indicate the amount of outdoor play area available. This, along with the floor area of the center will determine the number of children allowed. 5. Designate a drop-off area for the center. 6. The play area must be fenced with a solid wood, masonry, or chain link with screening. Building Envelopes 7. Dimension residential building envelopes. 8. The pool, pool building, and tennis courts must be within a building en- velope.
