\� A Tract of land located in the Northeast 1/4 of Section 27, Township
`N 7 North, Range 69 West of the 6th P.M., City of Fort Collins, being
(� located in a portion of that certain tract of land described at
Reception No. 89036666, more particularly described as follows:
Considering the line between the East one quarter corner of the said
Section 27, being a metal cap in a range box, and the Northeast corner
of the said Section 27 being a metal cap in a range box, being the East
line of the said Northeast 1/4 as bearing North 000 26' 34" West, and
with all bearings contained herein relative thereto; commencing at the
said East 1/4 corner of said Section 27; thence along the said East
line of the Northeast 1/4, North 000 26' 34" West for a distance of
1137.99 feet to the Southerly line of the said tract of land described
at Reception No. 89036666; thence along the said South line, South 89'
59' 19" West for a distance of 30.00 feet to the existing Westerly
right of way of South Shields Street and the TRUE POINT OF BEGINNING
of this description; thence along said Westerly right of way, North
