Dear Cam,
The following is a request for a variance in the Collindale Business Park Eighth Filing.
IDENTIFYING ISSUE: Collindale Business Park Eighth Filing has a driveway from Caribou
Drive that can not be moved. There is a proposed project on the South side of Caribou Drive
called Caribou Apartments that has a driveway from Caribou Drive, which is not aligned with
the Collindale Business Park Eighth Filing.
ALTERNATE DESIGN: This variance requested is to allow the two driveways to have a 21-foot
separation from the other driveway centerline.
COMPARING TO STANDARDS: There will be no impact on capital or maintenance
requirements, or costs.
JUSTIFICATION: The distance between the two driveway centerlines is 21 feet. That distance
is small enough for a driver to adequately see the driver on the opposite side of the street. The
variance will not be detrimental to the public health, safety and welfare.

Re: The variance request for centerline spacing from a driveway to a street
Dear Mr. Rutherford,
This letter is in response to your request for a variance to the Larimer County Urban Area Street
Standards. The variance requested was a reduction of the required driveway -to -street centerline
separation from 175' to 21'. Please note that the vehicular connection from the Caribou Apartments
project to Caribou Drive is a private street, not a driveway. This variance has been approved by the City
Engineer only for this project
As with all variances to the street standards, the variances granted for this project are based on the
particular situation under design and the judgment that we (the designer and the City) apply to determine
whether there is a public safety concern. The variances for this project in no way set any precedence for
relaxing these standards on other projects without complete analysis and justification.
