A strip of land, 20.00 feet wide, being a part of Lots 4 and the East 82.00 feet of lots 5 and 6 of Thunderbird
Estates Sixth Subdivision as recorded in Book 1376, Page 5I S of the Records of Larimer County, located in
the Northwest Quarter (NW 1/4) of Section Twenty-five (25), Township Seven North (T.7N.), Range Sixty-
nine West (R.69W.), Sixth Principal Meridian (61h P.M.), City of Fort Collins, County of Larimer, State of
Colorado, for access casement purposes, the centerline of said strip of land being more particularly
described as follows:
COMMENCING at the Southeast Corner of Lot 6 of said Thunderbird Estates Sixth Filing and assuming
the East line of Lots 4-6 of said Thunderbird Estates Sixth Filing to bear North 00°05'42" East, a grid
bearing of the Colorado State Plane Coordinate System, North Zone, North American Datum 1983/92, a
distance of 360.00 feet with all other bearings herein relative thereto;
THENCE North 89'54' 18" West along the South line of said Lot 6 (said South line of Lot 6 also being the
