In meetings prior to official submittal of this project, the design of the pond adjacent to Timberline ROW was discussed
multiple times. My notes from the last meeting indicate that the City stated that the grading for the pond should not
extend into the ROW, either existing or proposed, and that the grading for the pond should fall off from the back of walk
location when the ultimate sidewalk is constructed (the edge of the proposed ROW). This grading should allow for a 2-
foot wide nearly -flat slope on each side of the future sidewalk, with steeper slopes beginning after that 2-foot buffer. The
submittal received in October does not reflect these requirements.

In previous discussions about the placement of the stormpipe under the future sidewalk, the issue of manholes was not
raised. Manhole covers need to be located outside of the future sidewalk.

may also be left as currently designed.

[10/22/031 The following comments were received from Technical Services regarding the plat:
1. Boundary closes -legal does not match plat (several calls)
2. Note #4 vacates a ditch easement; is there a ditch company that needs to sign this plat?
3. Does the new ROW at LoweTmbedine and CadbouTmberline need radius?
4. Please remove the shading of the 30' U&D esmt. It will not scan.
5. The 30' U&D esmt overlays the new ROW. This is not necessary. Also, all of tract A is an A, EA, D&U easement
(outside building) so no separate easements are necessary except that the emergency access should not be a part of
the blanket easement and should be called out separately.
6. Adjoining property is mis-labeled.
7. Does the emergency access shown on the site plan fit the platted easement?
8. Some text is too small to scan.

Lighting/Landscaping: Lighting in parking lot does not meet city code (3.2.4). Further, plant materials and location
further reduce effective lighting levels. Trash enclosures should have not less than 0.5fc surrounding location. Plant
selections near buildings will negatively affect surveillance of parking lot from buildings. Some plant selections are
poorly located (ex., pinyon/edulis in a three foot planting area: Bldg 7).

At conceptual review, a comment was given stating that on -site quantity detention would be required for the difference
in run-off between the old and present rainfall criteria, as well as water quality detention. There is no quantity detention
proposed for this site with this submittal. An analysis is required to compare the flow rate for this site from the original
Collindale Overall Drainage Plan to the flow rate generated with the present rainfall. Detaining the difference is
required while having the release rate for the site match what was originally proposed in the overall drainage plan.
Please also discuss this analysis in the text, as well as the original drainage study completed by Stewart & Associates.

The swale/water quality pond can not be located in part in the proposed right-of-way where modifications to Timberline
Road in the future could reduce volume or capacity in swale. Please have the entire swale, to the top of bank, outside
of the right-of-way.
