Box 429 Fort Collins, Colorado 80522 (303) 484,6309 The Parkwood East Patio Homes, P.U.D. is a replat of Lots 156, 157, and 158, Parkwood East, and Tract "B", Parkwood East Second Filing. When Parkwood East storm drainage detention and system were designed, they included the proposed site. Therefore, we do not propose any additional storm drainage detention or storm sewer system than that which is already constructed. Collins, Colorado Mr. Stafford, The following is in response to our conversation regarding the ditch wash -out over the storm sewer along the most easterly boundary of Flora Park. This storm sewer was installed to serve the Parkwood East 2nd development by transporting storm runoff to Spring Creek. Because the direct responsibility for this wash -out is hard to establish, it is understood that three entities, the City of Fort Collins, Mr. Calvin Johnson, and Everitt Enterprises, Inc. would participate toward the correction of this problem. The City of Fort Collins and Mr. Calvin Johnson agree to furnish both the manpower and equipment to correct the problem, while Everitt Enterprises would participate in a monitary sense not to exceed $2,000.00. For example, this monitary participation could go toward the reimbursement of fuel used for the project. We would like to start the project as soon as possible and have tentatively scheduled to start on Monday, April 5, 1982. If you have no major concerns with the proposed, please initial this correspondence representing your approval and return it to me. Box 580 Fort Collins, CO 80522 Re: Parkwood East Detention Pond Dear Bob: I checked the detention pond located in Parkwood East on April 1, 1985, and found it to be constructed as per sheet 12 of 25 of the Parkwood East plans, approved in March 1979, with the exception of the outlet works, which is constructed as per sheets 1 and 2 of the Parkwood East Detention Pond Outlet Plan, approved in October 1984. BACKGROUND SUMMARY: This is a preliminary proposal for a 290 unit P.U.D. on 24.9 acres zoned "R-P," Planned Residential District, located at the corner of Creekwood and Kirkwood Drive. The applicant is Lake Sherwood Joint Venture. The Developers are requesting a preliminary P.U.D. plat approval for 250- two-bedroom units, 40 one -bedroom units,11750 square feet community build- ing, 15.39 acres of open space, and requisite local streets. At their regular business meeting of April 9th, the Planning and Zoning Board recom- mended approval of the preliminary P.U.D. of Parkwood East Condominiums subject to the following conditions: 1. A minimum 10' emergency fire lane be provided between the northwest and southwest building clusters. U/L 2. A temporary turn -around be provided at the east end of Stover Street. 3. Landscaping be provided in the southeast parking lot. 0 4. The bikeway along the east property line be revised to the current accepted width. 8 5. Additional sidewalks be provided. v 6. There are two areas which must be changed. 1. There is a break in the text in Paragraph 1.A. between the bottom of Page 2 and the top of Page 3. Please insert the missing verbage. 2. I have discussed with Bob Smith the storm drainage para- graph under Special Conditions, Paragraph 2.A. on Page 6 of the agreement. Bob and I have both agreed that this paragraph will be deleted. We will be most happy to sign this agreement as soon as you have corrected these errors, as long as the rest of the agreement remains unchanged.
