Dear Bonnie:
A variance from city street standards is requested for all
local streets at Lindenwood IV subdivision. By name these
streets are Linden Way, Lindenridge Court, and Linden Lake
Road.
The variance requested would permit construction of a local
street with a 32 foot asphalt paved width having six foot
shoulders and no curb and gutter. The proposed section would
match the county local street template for flat and rolling
terrain.
The proposed street section would provide two benefits. First,
it would provide continuity wit:1 the road sections in the
existing Lindenwood 3rd filing subdivision. Second,curbless
construction of the streets will allow fewer points of
concentration of storm runoff. This is a definite advantage
since it will subject the beach area of Lindenmeier Lake to
less potential for erosion.
Residents of Lindenwood 3rd filing have expressed strong
support for the proposed curbless streets. Attached is a
petition stating that support.

Dear Bill:
Your request for a variance from the City Street Standards to permit local
streets in Lindenwood IV to be built with a 32 foot asphalt paved width
with 6 foot shoulders and no curb and gutter has been reviewed with the
following comments:
1. Curb and gutter provide more than just a method for handling storm
water. It is important in maintaining the edge of asphalt and for
keeping moisture from penetrating the base course.
2. The design you are proposing does call for a borrow ditch to run
parallel to the pavement so you are still concentrating the runoff
in various locations, as curb and gutter would. The potential for
beach erosion can be eliminated by the design at the points of
concentration.
3. Lindenwood 3rd Filing was built prior to the Intergovernmental
Agreement between the County and the City. It was, therefore, not
subject to the City Standards. The Agreement now in place calls for
Urban Growth Area developments to conform with City design standards.
We do not believe that because an older subdivision has substandard
streets (according to the City's design criteria) this is justifi-
cation for a new area to also be substandard.
4. A sidewalk is also necessary because of the neighborhood facilities
(tennis courts) being provided and the close proximity of this sub-
division to an elementary school.
Because of the aforementioned points the City is denying your request for
a variance.
Finally, the Fire Department has requested that Linden Way and Lindenridge
Court have their names changed because they are very close in name to
existing streets.
