Re: North College Plaza P.U.D..Proposed Drainage Plan
Attendance: City of Fort Collins Engineering Professionals, Inc.

A meeting was called by Engineering Professionals, Inc., to
review with the City of Fort Collins Storm Drainage Utility
staff, the proposed drainage plan for North College Plaza P.U.D.
and its effect on the Evergreen Park Basin Master Drainage Plan.
The Evergreen Park Basin Master Storm Drainage Study
prepared by Engineering Professionals, Inc., in 1981 had assumed
that runoff from the site for North College Plaza go undetained
into a proposed grass lined channel that would go to the east
into a detention pond south of the Coachlight Apartments.
During preparation of the Preliminary Drainage report for
North College Plaza, it was discovered that there is an existing
storm sewer system in Bristlecone Drive and the proposed site
that is currently unused. Due to the Flatness of the site and
the off -site construction costs that would need to be incurred by
the developer, it was proposed that on -site runoff would be
detained and released into the existing storm sewer system at a
rate of approximately 22.5 cfs. It is being assumed at this time
that by using the existing storm sewer system and detaining on -
site, there would be an overall benefit to the developer and the
Basin and thereby reduce the storm drainage fees associated with
the Evergreen Park Basin.
It was decided at the meeting that Engineering
Professionals, Inc. would re-evaluate the basin using the Storm
Water Management Model (SWMM) in order to effectively evaluate
the overall effect of the proposed drainage plan in relationship
to the Evergreen Park Basin as per the original study.
