RE: NORTH SHORE OFFICES POD (CASE #196-77E)
Dear Allen:
Staff has reviewed the above referenced project and has the following
comments:
1. Please indicate all dimensions of the building envelope.
2. The bicycle and motorcycle parking areas are to be separated.
3. The compact parking spaces are to be signed "Compact parking -
Employees only".
4. Curbing is to be provided around the landscaped areas.
5. Please revise the drainage letter to reflect changes made in response
to the June 26, 1985 Planning and Zoning Board meeting.
6. Pedestrian access ramps are to be provided and labeled on the site
plan.
7. There are existing underground electrical utilities in the area.
Please show a 10 foot easement on all streets for gas and electrical
services. Any undergrounding of utilities is to be coordinated with
Light and Power. The existing electrical service in the area was not
originally built for commercial uses and could require a costly
re -build.

8. Planning staff has significant concerns as to this resubmittal for the
following reasons:
a. The building footprint has been reduced by five feet on the west
elevation and three feet on the south elevation. There is little
difference in the visual impact between this plan and the previous
plan.
b. The limitation of square footage pertaining to the parking provided
was an area the Board was uncomfortable with. As proposed, the same
problem still exists. Parking should be provided for all useable
square footage.
Staff questions the advisability of continuing with the project as proposed
and encourages a meeting with you soon to discuss this matter.
Deadlines for this submittal cycle are: Revisions addressing the above
comments are due in this office on September 4, 1985 by noon. PMTs,
colored renderings, and 10 copies of the site, landscape, and other
applicable plans are due on September 16, 1985 by noon. If you have any
questions concerning this information please contact me.
