PLANNING DIVISION May 22, 1986 Kevin Boyle Martin Luther Home 2629 Redwing Road Fort Collins, CO Dear Mr. Boyle: City staff has reviewed the request for the Martin Luther Group Home at 820 & 822 West Mountain Ave. and offers the following comments: 1. The surface treatment for the parking spaces and how they are to be delineated should be stated on the plan. See me for options. The dimen- sions of the parking spaces should also be indicated. 2. A note should be added to the plan that any damaged curb gutter and sidewalk will be replaced. 3. A formal agreement for the alley improvement district is needed. The owner's name, title, etc. is needed to complete such an agreement. 4. The home will be allowed one sign, no larger than two (2) square feet. 5. Contact Light and Power for electrical needs. 6. If the number of clients exceeds 5 in each dwelling unit or if the party wall separating dwelling units is pierced, the facility must be upgraded to an R-1 Board and Care Facility. 7. Plan revisions are due June 4, 1986. PMT's and 10 copies of the site plan for the Planning and Zoning Board's review are due June 13th. Final Documents are due June 19th.
