RE: lion Pavel Annexation
At the Council meeting on June 8, the annexation of the Linden
Street Tech Center was discussed. At that time, a concern was voiced
relative to flood plain. Enclosed herewith is a map of an old Flood
Plain Study of this area made by the USGS. The area outlined in red
appears to be fully outside of their concern at that time. I have
checked with the Corps of Engineers in Omaha, who are doing the
Present Flood Plain Study, and they are in the process of placing
data on the computer but have no information on this area at this
time.
Based on the above, I would recommend that the City proceed
with the annexation.

"c" value of .60 to calculate the storm watershed results in the
following;
10-year storm - Q = 2.7 cfs
100-year storm Q = 5.4 cfs
As you. can see these are insignificant amounts. .That and the
fact that Catholic Community Services has a standing agreement with
the ditch company to allow undetained offsite flow (see Agreement
dated 6-20-•88 in City file for this subdivision) we feel it is
unnecessary to detain any runoff.

Dear Stephen:
The utility drawings for the referenced subdivision were approved
in 1972 showing a four -foot sidewalk along the west side of Linden
Street between the back of the curb and the Coy ditch. We anticipate
considerable pedestrian traffic along Linden Street in the future.
Therefore, we expect the develper, through his engineer, to provide
the City with. an acceptable design to accomplish what is shown on
the utility drawings.

The asphalt street sections in the Linden Tech Center have
been inspected and approved by the City for maintenance
pending normal contractor's warranty periods.
This does riot include the sidewalk on the west side of Linden
Street or the extension and repair of the west wing wall at
the ditch diversion structure.

Mr. Robinson:
As you requested a visual inspection was made on the Linden Tech
Center subdivision.
The City cannot release a certificate of occupancy until the following
have been carpleted:
• Catch basin outlet pipe at Station 3+00 needs to be extended to the
ditch flowline.
• Catch basin inlet pipe at Station 5+58.75 needs to be marked, and the
earthen d.em obstructing the corrugated metal pipe needs to be removed.
• West side headwall at irrigation structure needs to be replaced and
extended to match new curb and gutter.
• Manholes and valve boxes need to be brought up to final grade.
• The four -foot sidewalk on the west side of Linden Street needs to be
installed.

Re: Certificate of Occupancy
for Topanga
Dear Mr. Robinson:
per our conversations concerning the Certificate of Occupancy release
for Tcpanga, the Engineering Services division will release this
building without all of the required improvements per utility plans
dated October 19, 1972. However the following items must be
ccrq)leted before Certificate of Occupancy will be released on
any other units within this subdivision.
1. Manholes and valve boxes brought up to finish grade.
1. Catch basin outlet pipes are to be serviceable per my letter
of January 9, 1981.
3. Sidewalks and headwall structures either constructed or monies
escrowed to insure completion, whichever you choose.

Dear Mr. Schlueter,
This letter is in -regards to our conversation on January 13,
1997. At -that time we discussed the drainage concerns of the
Catholic Community Services Addition to their existing building.
This new structure is attached to the Northwest cornerofthe
existing structure and covers approximately 88o sq ft. Along with
the proposed addition there will be four parking stalls to serve
the building. These will be located on the north side of the
existing service drive (see the attached drawing for these
locations).
As I previously mentioned, we have changed the existing
permeability of the total site by less than four percent. Using
the Equation Detention Method this change would equate to a
detention volume of .0032 ac-ft for a 100-year storm and 0017 ac-
Lt for a 10-year storm (see attached detention calculation sheet).
The developed runoff values for this site has been previously
calculated to be 5.0 cubic feet per second for a 100-year storm and
2.5 cubic feet per second for a 10-year storm (see attached
